Fire damper testing near Mile End

Fire damper testing in Mile End

We are often asked to take on annual damper testing by the people who look after buildings in and around Mile End. If there’s a damper register or a set of drawings, share it with us, and we will plan the testing around when the building is in use. Typical jobs include dampers affected by leaks or condensation and dirty dampers that may not close, across fusible link fire dampers, hospitals and care homes and riser dampers.

Around a place like Mile End, dampers tend to be in schools, care homes, surgeries and hotels rather than big offices. The law on keeping them working does not change with the size of the place.

A written report with pictures follows each visit, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

What we do, step by step

We’re used to working while the site is closed. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes a couple of hours for a few dampers, and a day or more across a big site. Tell us about any gates, ladders or locked plant areas at your site near Mile End when you book.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. We open up ceilings and hatches and take off each access panel.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

Preparing for the visit

  • Tell us where we can park and unload
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Find the previous report, if there is one

Advice

What affects the quote in Mile End

We do not publish a price list, because no two systems are the same. The quote depends on:

  • Access, including roofs, risers and ceiling voids
  • Site requirements such as sign-in and permits
  • The condition of the system
  • Whether it’s a one-off visit or part of a schedule

When the work has to happen, how we reach it and how big the site is can all change the price. Each of those is built into the quote and give you a fixed price before we start.

What we need to know

A few details help us quote accurately. When you get in touch, it helps to send:

  • Close-ups of filters, grilles, hatches or access panels
  • Any symptoms, from odd noises to smells or leaks
  • Your opening hours and when the area is out of use
  • The roof, plant room or outside wall the system runs to

To get a fixed quote, give us a ring on 0345 646 2711 or email us and tell us the type of site, your opening hours and roughly what the system looks like. A few pictures and your last certificate or report help a lot. We normally come back within one working day.

Multi-site and managed buildings

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

Whether it’s one building or many, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

Different parts, different methods

Offices and retail

Each new fit-out brings a risk of damaged or covered dampers. A test after the works shows the dampers still close.

Access panels

A damper can only be tested if it can be reached. That normally means an access panel in the duct, plus a way through the ceiling or wall.

Mile End buildings and fire safety

Food Standards Agency records list about 10 schools, colleges and universities and about 22 hospitals, care homes and childcare premises registered as food businesses across Mile End and its immediate surroundings (about a mile and a half). Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Mile End’s nearest hospital, Severalls Hospital, is about within half a mile north. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. The fire and rescue service for Mile End is Essex County Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

A school like Myland Community Primary School can have any dampers tested over half-term without disturbing lessons. If you look after a building near Colchester station with a fire risk assessment due, a damper test with a full record is worth having first.

In-house cleaning or a specialist?

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

What we are called out for in Mile End

Fusible links and springs don’t last for ever. Damaged or painted links and weak springs mean the blade may stop short, and that only becomes clear during a drop test.

What we are most often called out for:

  • Gaps in the fire damper test log
  • Dampers overdue for their annual drop test
  • Rusted damper blades and springs
  • Dampers that stick or won’t close fully

If you manage a care home or clinic near Mile End, the testing that a hospital like Severalls Hospital (about under half a mile north) relies on applies to your dampers too.

Questions to ask before booking

  • How VAT is shown on the quote
  • Whether inaccessible sections are listed on the report
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • Whether a written report and pictures are included

Aftercare tips

After the visit, a few habits help the work last:

  • Make sure access panels stay clear and usable
  • Close off damper faults promptly
  • Brief other trades about dampers in ceilings and risers
  • Store test records alongside the fire risk assessment

Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

Deal with leaks and condensation near dampers quickly. Corrosion is a common reason blades stick.

Your questions about fire damper testing in Mile End

Can a school’s dampers in Mile End be tested out of term time?

Yes. The holidays are the usual time for school work. Food Standards Agency records list about 10 schools, colleges and universities with registered kitchens within about a mile and a half of Mile End. Just phone us on 0345 646 2711, or send details by email with your term dates and we’ll plan around them.

Do you work in villages like Mile End?

Yes, Mile End is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.

Is TR19 a legal requirement?

No. TR19® itself isn’t law; it’s a BESA specification. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and TR19® is the benchmark for showing that grease in the extract is under control.

Do you carry out smoke damper testing?

Yes, alongside fire damper drop testing. Smoke and fire dampers are reported together, so you have one record.

Can you look after several sites?

Yes. Send the list of sites and the work at each and you’ll get one fixed quote.

Do you offer maintenance contracts?

Yes. Send details of the systems and how they’re used and we’ll propose a schedule with a fixed quote.

Do you have a 24/7 line?

Yes, 24/7. Our office is open from 8am to 6pm on weekdays, and the emergency line covers the rest.

How do you deal with dampers that cannot be reached?

We do not leave it off the report; we note it as not reached. Once there’s a panel or a way through the ceiling, it can be tested.
