Fire damper testing in London Beach, Kent
Looking for fire damper testing in London Beach? We survey first, give you a fixed quote and work around your opening hours, finishing with a written report and photos.
- Dampers that stick or won’t close fully
- Corroded dampers in damp risers and plant rooms
- Buildings with no damper register
Looking after it afterwards
How long the results last depends on use and care. Here’s what we suggest:
- Keep ceiling hatches and duct panels easy to open
- Update the register when ductwork changes
- Act on failed dampers rather than leaving them on file
- Don’t let anything obstruct a damper’s blade
After testing, you get a report listing each of the fire and smoke dampers we tested, with where it is and whether it passed. Keep it with the building’s fire safety records so it’s to hand for assessors and insurers.
Keeping to at least annual testing stops small faults turning into failed dampers. A blade that is just starting to stick is easier to deal with than a seized one.
Fire damper testing in London Beach
Smoke dampers work differently from fire dampers. A smoke damper is driven by a motor and responds to signals from its controls, so testing means running them through their controls and checking that each blade moves fully and returns. The work covers hospitals and care homes, riser dampers and fusible link fire dampers, and the jobs we see most are smoke dampers with no recent test and rusted damper blades and springs.
Somewhere as small as London Beach, fire dampers are normally found in a school, a care home, a hotel or a converted building, wherever there is one. Wherever there are dampers, each one needs testing at least annually.
We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

London Beach questions
Which fire authority looks after London Beach?
Kent Fire and Rescue Service is the fire and rescue service for London Beach. If a fire safety officer audits the building, they may ask for the latest damper test records.
Is London Beach within the area you cover?
Yes. London Beach is within the area we cover across London and the South East. A survey first, from photos or a visit, means we arrive with the right kit.
How much does fire damper testing cost in London Beach?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before we start.
What happens to the waste?
We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.
Is a quote from pictures possible?
Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, and the quote follows that.
Does the law say we must follow TR19?
No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.
How long will damper testing take?
Typically the work takes a couple of hours for a few dampers, and a day or more across a big site. The number of dampers and how they’re reached decide the rest.
What happens to dampers you can’t get to?
It’s noted as inaccessible rather than skipped. Once there’s a panel or a way through the ceiling, it can be tested.

Multi-site and managed buildings
Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We can quote either party and send the paperwork to whoever needs it.
We also work for facilities teams across offices, schools and healthcare in London Beach and across Kent. Work can be phased by floor, building or site to keep disruption down.
Fire damper testing in London Beach: local notes
Going by the FSA’s register, there are about 8 caring premises (care homes, nurseries and hospitals) serving food across London Beach and its immediate surroundings (about a mile and a half). Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. London Beach’s nearest hospital, Benenden Hospital, is about 3.2 miles west. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. Kent Fire and Rescue Service covers London Beach. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.
If you manage a historic building in the area (Smallhythe Place is about 4.2 miles south), dampers fitted during conversions can be hard to reach and need recording. Hospitals such as Benenden Hospital, about 3.2 miles west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near London Beach, the same annual testing applies.
London Beach is about 8 miles west of Ashford, in Kent. From the centre of London Beach to the outskirts, fire damper testing is available to all kinds of commercial premises, from small sites to large estates. London Beach is one of 922 towns, villages and districts in Kent where we work for fire damper testing. For sites nearby, see our Maidstone page (14 miles or so).
Fire damper testing in TN30 is surveyed, quoted and booked the same way as anywhere else. That includes premises on Biddenden Road and Ashford Road and the roads around them. If your site is just outside London Beach, we cover St Michaels (1 mile south), Tenterden (2 miles south), Parkgate (2 miles south-west), Clapper Hill (2 miles west) and Broad Tenterden (3 miles south). We also work in nearby towns such as Maidstone (14 miles north-west), Ashford (8 miles east), Foley Park (14 miles north-west), Paddock Wood (14 miles north-west), Bearsted (13 miles north-west) and Park Wood (11 miles north-west).
What’s near London Beach
We work in commercial kitchens and buildings around Wattle Wood and Homewood School. The nearest railway station is Pluckley station, about 4.8 miles north-east of the centre. Nearby you’ll also find Benenden Hospital (3.2 miles west) and Tenterden and District Museum (2 miles south).
What happens on the day
There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. Most of the time goes on the work itself, which takes anything from a couple of hours for a handful of dampers to a full day for a large building. Seeing the system in photos first means the trip to London Beach can be planned properly.
- We start with whatever records exist: registers, drawings or old reports.
- Each damper is located and reached through its access panel.
- Fire dampers are drop tested and smoke dampers are run through their controls.
- We reset every damper that passes and check it’s left open.
- You get a report listing each damper, its result and any remedials needed.
Before we arrive
- Make sure equipment near the work can be switched off and left to cool
- Mention any sign-in, permit or induction we need
- Clear loose items from the work area
Getting a quote
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.
Advice
When to call us in London Beach
Fusible links and springs don’t last for ever. A link can be damaged, painted over or swapped for the wrong one, and a tired spring may not drive the blade home, and that only becomes clear during a drop test.
Most sites get in touch after spotting something like this:
- Smoke dampers that need testing through their controls
- Rusted damper blades and springs
- Dirty dampers that may not close
- Fire dampers that fail to drop shut
School buildings such as St Michael's Church of England Primary School are normally tested in the holidays, wherever they have dampers.
What your quote should include
- If the quote is a fixed price or an estimate
- Whether the whole system is included, or only the parts that are easy to reach
- Whether the work can be done while the site is closed
- Whether inaccessible sections are listed on the report
Why it’s worth doing now in London Beach
An untested damper is an unknown. Testing turns it into a known pass or a known fault, with remedials offered for anything that fails, which is far easier to plan for. It’s worth booking a check, because nobody sees inside a duct day to day.
A single site or a whole portfolio, the quote is built the same way: the work involved, the access and the timing. The price is fixed before work begins.

Staff cleaning versus specialist work
Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.
