Fire Damper Testing in Langenhoe
Fire damper drop testing and smoke damper testing, with a record for each damper in Langenhoe, surveyed first and signed off with a written report and photos. Ask us for a fixed quote.
- Fire dampers that haven’t been tested for over a year
- Blades that jam part-way when released
- Dampers clogged with dust or grease
How we handle fire damper testing in Langenhoe
Not every damper relies on heat. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and confirming every blade travels fully and comes back. The work covers motorised smoke dampers, offices and schools and fusible link fire dampers, and the jobs we see most are smoke dampers that need testing through their controls and dampers that stick or won’t close fully.
In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Common problems we fix in Langenhoe
Dampers are hidden above ceilings, inside risers and behind boxing. Without an access panel nearby, they’re easy to forget, and anything nobody can get to goes untested.
Keep an eye out for any of the following:
- Fire dampers with no recent test record
- Corroded dampers in damp risers and plant rooms
- Dampers that cannot be reached without an access panel
- Dampers that stick or will not close fully
School buildings such as Langenhoe Community Primary School and Pre-School are normally tested in the holidays, wherever they have dampers.

Langenhoe questions
Do you work at weekends in Langenhoe?
Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Your opening times are the first thing we ask for.
Does the sea air around Langenhoe make a difference to fire damper testing?
It can. Being within about 2 miles of the sea means more corrosion on metalwork in Langenhoe than inland. Annual testing matters even more where corrosion can build up between tests.
Is there a survey before the work?
Yes. We always survey first, from your photos and details, or with a visit where necessary. A fixed quote follows.
How much does fire damper testing cost?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before any work starts.
Who is responsible for fire safety on the premises?
That depends on who controls the premises. The Fire Safety Order 2005 puts the duty on the responsible person, which can be the employer, the owner, a landlord, an FM or a managing agent.
Is TR19 cleaning required by law?
No. TR19® is BESA’s specification, not legislation. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.
Are you accredited?
Our accreditations are CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.
How often does BESA say fire dampers should be tested?
BESA guidance calls for testing by a competent person at least once a year. Dampers should also be tested when they’re first installed.
Looking after it afterwards
Looking after the system between visits is straightforward, and it makes the next visit easier:
- Keep cables and fixings away from damper blades
- Update the register when ductwork changes
- Tell contractors where dampers are before they start work
- Fix water leaks in plant rooms and risers promptly
Share the results with your fire risk assessor, so the assessment reflects where the dampers stand. Faults on the report are worth closing off quickly.
A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.
What affects the cost of fire damper testing
We don’t publish a price list, because no two systems are the same. The quote depends on:
- How big the system is
- Site rules, permits and inductions
- The condition of the system
- A single visit or a regular plan
We don’t list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.
What to send for a quote
You don’t need the technical terms. Just send:
- A few general shots of the system
- Your opening hours and when the area is out of use
- Any access panels or hatches you can see
- Where the site is and what kind of site it is
We do not publish a price list, because every site is different. We look at your system first, from pictures or on a visit, and then send you a fixed quote. To get going, phone us on 0345 646 2711 or email us.
Fire damper testing around Langenhoe
Langenhoe lies within about 2 miles of the sea. A damper that has corroded can stay open when it should close, which is why coastal sites are worth testing carefully. The nearest hospital to Langenhoe is Essex County Hospital, about 4.1 miles north. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. Essex County Fire and Rescue Service covers Langenhoe. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.
Essex County Hospital, about 4.1 miles north of Langenhoe, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. If you manage a historic building in the area (Layer Marney Tower is about 4.9 miles west), dampers fitted during conversions can be hard to reach and need recording.
Langenhoe is about 4 miles south of Colchester, in Essex. From the centre of Langenhoe to the outskirts, fire damper testing is available to all kinds of commercial premises, from a single unit to a large public building. Our Essex coverage runs to 644 places, and Langenhoe is one of them. Our Chelmsford page covers sites nearby, about 19 miles away.
All of CO5 is covered for fire damper testing, from the main roads to the quietest streets. A little further out are Wivenhoe Chapel Museum (3.2 miles north-east) and Birch Castle (4 miles west). Not far away are Abberton Reservoir.
What staff can safely do
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.

What else we do in Langenhoe
Why deal with it now?
After any fire, one of the first questions is what maintenance had been done. Damper test records are part of that answer, and you can only produce records for tests that took place. Out of sight is the usual reason a rural system goes too long without attention.
The price reflects the work, not guesswork. That’s why we survey first, from photos or on site, and why the quote is fixed before we start.

What we do, step by step
There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. The middle part takes longest, which takes anything from a couple of hours for a handful of dampers to a full day for a large building. Pictures of the system and its access let us plan the work in Langenhoe before we set off.
- We go through the damper schedule and any previous faults.
- We locate every damper and note any we can’t reach.
- We test fire dampers by dropping them and smoke dampers by operating them through the controls.
- Dampers that pass are reset, and failures are logged with what we found.
- We report the results and offer remedials on failed dampers.
Getting ready for the visit
- Plan for cooking equipment or plant to be off before we arrive
- Tell us where we can park and unload
- Clear loose items from the work area
