Fire damper testing for sites in Jordans

Jordans buildings and fire safety

Food Standards Agency data includes about 7 schools, colleges and universities and about 6 caring premises (care homes, nurseries and hospitals) in and around Jordans, up to about a mile and a half out. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. Jordans’s nearest hospital, Chalfonts and Gerrards Cross Hospital, is about 1.5 miles east. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed. The fire and rescue service for Jordans is Buckinghamshire Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

If you manage a care home or clinic near Jordans, the testing that a hospital like Chalfonts and Gerrards Cross Hospital (about 1.5 miles east) relies on applies to your dampers too. For managed buildings around Seer Green & Jordans station, damper testing can be booked out of hours so tenants aren’t disturbed. School buildings such as Jordans School are usually tested in the holidays, wherever they have dampers.

Fire damper testing in Jordans, done properly

BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. Spring-operated dampers need testing every year as a minimum. Our job is to do the testing and hand you the paperwork that shows it. Common call-outs are for dampers clogged with dust or grease and buildings with no damper register, on offices and schools, wall and floor dampers and hospitals and care homes.

In a village or hamlet like Jordans, there may be only a few buildings with fire dampers. Each damper still needs testing at least once a year.

Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.

Your questions about fire damper testing in Jordans

Who is the fire and rescue service for Jordans?

Jordans is in the area of Buckinghamshire Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.

Can you come to Jordans after we close?

Yes, we can come after you close and finish before you open. The site is handed back ready to open. When you call us on 0345 646 2711 or send us an email, mention when the site is quiet.

What happens if a damper fails its test?

The fault is recorded and explained in the report. A repair or a replacement can follow as a remedial job with a fresh test at the end.

Does the law say we must follow TR19?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so sites at different addresses can be planned together as one programme. Each site gets its own report and photos.

Can we book visits on a schedule?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. Each report recommends when the next visit should be.

How long will damper testing take?

Typically the work takes from an hour or two in a small building to several visits on a large estate. The number of dampers and how they’re reached decide the rest.

How much notice do you need?

For planned work, earlier is better, particularly if your next visit is nearly due. For emergencies, we take calls 24/7.

What we do, step by step

Our technicians bring everything the work needs, from protective sheeting to tools and access equipment. All we need from you is clear access and the right equipment switched off. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. Somewhere as small as Jordans, the date and timings are agreed with you well before the day.

  1. First we check the schedule and the last set of results.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

How to prepare

  • Have your last certificate or report to hand
  • Tell us about site rules, permits or sign-in
  • Let us know when the site is closed or quiet

How to get a quote

We don’t publish a price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To start, call 0345 646 2711 or email us.

What a clean will not put right

Before booking, it helps to know what’s not included:

  • Dampers that were never installed where they’re needed
  • Control wiring problems outside the damper itself
  • Fire risk assessments, which need a fire risk assessor

Not sure which it is? You can call 0345 646 2711 or use the quote form and we’ll tell you honestly.

Parts of the system we cover

  • Motorised smoke dampers
  • Wall and floor dampers
  • Offices and schools
  • Fusible link fire dampers
  • Riser dampers
  • Hospitals and care homes

How we price fire damper testing

Sites vary more than people expect. The main factors:

  • Whether we need access equipment or extra panels
  • How many systems or sites are involved
  • The condition of the system
  • Where the site is and how we reach it

The cost depends on the size of the system, what state it’s in and access to every part of it. You get a fixed price before any work starts, so you know where you stand.

What we need to know

To speed up the quote, send us:

  • Where the site is and what kind of site it is
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Close-ups of filters, grilles, hatches or access panels
  • Problems your staff have spotted

Want a quote for fire damper testing? Please give us a ring on 0345 646 2711 or email us with a few details about the site. We will talk you through the work and send you a fixed quote before you commit to anything.

Keeping the system healthy

So the system stays in good health:

  • Never wedge or tie a damper open
  • File every damper report where your assessor can find it
  • Update the register when ductwork changes
  • Keep an eye out for damp around dampers

Tell other contractors where the dampers are, and that they mustn’t tie, wedge or obstruct them. Anything they disturb should be checked again.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

What staff can safely do

Keep a record of what your team does. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That is our job.

What the work involves, part by part

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. We test them through their controls to confirm the blade moves all the way.

Access panels

If we can’t reach a damper, it goes on the report as inaccessible. We can fit access panels so it’s tested next time.
