Fire damper testing across Inkpen

What happens on the day

Your staff do not need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Afterwards, the area is left tidy and the written report follows. If you can send photos, we can arrive in Inkpen knowing what to expect.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Agree a time when the area can be out of use
  • Allow time for equipment near the work to be turned off and cool down
  • Mention any sign-in, permit or induction we need

Advice

Fire damper testing for kitchens and businesses in Inkpen

The point of testing is to find dampers that fail. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper, so the fault doesn’t just sit on a list. The work covers offices and schools, wall and floor dampers and motorised smoke dampers, and common reasons people get in touch are dirty dampers that may not close and dampers that stick or won’t close fully.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Managing agents and facilities teams in Inkpen

Keeping records across a portfolio is half the battle. Every visit ends with a dated report and pictures, ready to show insurers, fire officers or EHOs.

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.

Fire dampers in Inkpen buildings

Inkpen is about 60 miles from central London, well within the area we cover across London and the South East. Visits are booked around your hours, evenings and weekends included. Royal Berkshire Fire and Rescue Service covers Inkpen. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

For schools like Inkpen Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear. Stargroves, about 3.2 miles south-east, is one of the historic houses near Inkpen, and older buildings converted to new uses often have ventilation added later.

Inkpen is about 6 miles west of Newbury, in West Berkshire. Inkpen gets the same approach as every site we work on: diagnosis first, a fixed price, out-of-hours working where necessary and a written report with photos. Our West Berkshire coverage runs to 155 places, Inkpen among them. Reading is in our area too, around 22 miles away.

Work in RG17 is surveyed, quoted and booked the same way as anywhere else. Whether your site is on Folly Road, Post Office Road and Robins Hill or a nearby road, our technicians can take on the work. We also cover the places around Inkpen: Inkpen Common (1 mile south-east), Upper Green (1 mile south), Hell Corner (1 mile east), Lower Green (1 mile west) and Kintbury (2 miles north-east). Within a short drive, we also cover Newbury (6 miles east), Thatcham (9 miles east), Speenhamland (6 miles east), Hungerford (3 miles north-west), Lambourn (9 miles north) and Shaw (7 miles east).

Fixed quotes for fire damper testing in Inkpen

The quote reflects the site in front of us. We take into account:

  • The size of the system
  • Site requirements such as sign-in and permits
  • Whether it’s a one-off visit or part of a schedule
  • What state the system is in

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will explain each part.

What to send for a quote

When you contact us, it’s useful to have:

  • Problems your staff have spotted
  • Close-ups of filters, grilles, hatches or access panels
  • Where the site is and what kind of site it is
  • How we’d reach plant on a roof or in a plant room

To get a fixed quote, phone us on 0345 646 2711 or use the quote form with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. You will normally have a quote within one working day.

How the job changes from site to site

Smoke dampers

Because they’re linked to controls, smoke damper tests can need some coordination. We plan that with you before the visit.

Offices and retail

Each new fit-out brings a risk of damaged or covered dampers. A test after the works shows the dampers still close.

Leave it or put it right?

Until a damper has been dropped, you can’t say whether it works. Testing turns it into a known pass or a known fault, with remedials offered for anything that fails, and that’s something you can plan around. Systems in rural buildings are often out of sight and out of mind.

What you pay reflects the actual work. That is why we survey first, from pictures or on site, and why the quote is fixed before we start.

In-house cleaning or a specialist?

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Inkpen: your questions answered

Can you come to Inkpen after we close?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. Let us know the hours you are closed and we’ll book within them.

Do you work in villages like Inkpen?

Yes, we work in villages as well as towns, and Inkpen is covered. The journey is planned ahead, so a few details about the route help.

How do you protect the area?

By covering it before any work starts. The work is kept contained and leave the area clean.

Who has the duty to keep fire dampers working?

Under the Fire Safety Order 2005, it’s the responsible person, who might be the employer, owner, landlord, facilities manager or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.

Do you offer emergency callouts?

Yes, day and night, every day of the year. Office hours are Monday to Friday, 8am to 6pm, and the emergency line covers the rest.

How much notice should we give?

For planned work, earlier is better, particularly if your next visit is nearly due. For emergencies, we take calls 24/7.

Is there a survey before the work?

Yes. We always survey first, either from pictures and details you send or on a site visit. A fixed quote follows.

How do you deal with dampers that cannot be reached?

We record it as not tested and explain why. Access panels can be installed so the damper can be tested next time.

Aftercare tips

Think of this as the after-treatment advice, in brief:

  • Warn anyone working in ceiling voids about the dampers
  • File every damper report where your assessor can find it
  • Keep ceiling hatches and duct panels easy to open
  • Do not let anything obstruct a damper’s blade

Pass the report to whoever keeps your fire risk assessment up to date, so the assessment reflects where the dampers stand. Faults on the report are worth closing off quickly.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Corrosion is a common reason blades stick.
