Fire damper testing for kitchens and businesses in Greenhithe

The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials, so the fault does not just sit on a list. The work covers hospitals and care homes, offices and schools and fusible link fire dampers, and people most often call us about fire dampers with no recent test record and motorised smoke dampers due for testing.

Around a place like Greenhithe, dampers tend to be in schools, care homes, surgeries and hotels rather than big offices. The law on keeping them working does not change with the size of the place.

Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we’re fully insured.

Staff cleaning versus specialist work

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

Part by part

Schools, hospitals and care homes

Hospitals and care homes stay occupied around the clock. We plan the order of work with the site team to keep disruption to a minimum.

Smoke dampers

Because they’re linked to controls, smoke damper tests can need some coordination. We plan that with you before the visit.

Fire damper testing around Greenhithe

The FSA’s food hygiene register lists about 4 schools, colleges and universities and about 12 hospitals, care homes and childcare premises with registered kitchens or food service in Greenhithe and the streets around it, up to about 1.5 miles out. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. The nearest hospital to Greenhithe is Darent Valley Hospital, about 1.5 miles south-west. Hospitals are a good example of a building with fire dampers across many floors and departments. Greenhithe sits within the area of Kent Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

School buildings such as Knockhall Primary School are typically tested in the holidays, wherever they have dampers. For buildings around Greenhithe for Bluewater station with ducted ventilation, any fire dampers need an annual test at least.

Greenhithe: your questions answered

Can you test school fire dampers in Greenhithe out of term?

Yes. The holidays are the usual time for school work. With about 4 schools and colleges on the FSA’s register within roughly a mile and a half of Greenhithe, it pays to plan holiday dates ahead. You can call 0345 646 2711 or use the quote form with the dates the site is empty.

Will you come out to Greenhithe?

Yes. Villages and rural sites across the South East are part of our work, Greenhithe included. The journey is planned ahead, so a few details about the route help.

Can you test motorised smoke dampers?

Yes, as well as drop testing fire dampers. The results go into the same report, so you have one record.

How often should fire dampers be tested?

BESA guidance calls for testing by a competent person at least once a year. A test on completion of installation comes first.

Is a quote from pictures possible?

In many cases, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we cannot see enough, we arrange a survey.

What happens if a damper fails its test?

We note the failure and what we found. A repair or a replacement can follow as a remedial job with a fresh test at the end.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so we can schedule a run of sites on one programme. Every site has its own report.

What happens to the waste?

We take it away at the end of the visit. While we work, it’s kept contained so the area stays clean.

What fire damper testing can’t fix

Some problems need a different service or another trade:

  • Missing dampers that a designer needs to specify
  • Deciding where dampers should be fitted
  • Sign-off of the whole building’s fire safety

If you’re not sure, just phone us on 0345 646 2711, or send details by email and we’ll give you a straight answer before booking.

Parts of the system we cover

  • Riser dampers
  • Hospitals and care homes
  • Motorised smoke dampers
  • Wall and floor dampers
  • Fusible link fire dampers
  • Offices and schools

Keeping the system healthy

A little care between visits keeps the system in better shape. We recommend:

  • Diary the annual test well ahead
  • Warn anyone working in ceiling voids about the dampers
  • Never wedge or tie a damper open
  • Store test records alongside the fire risk assessment

Failed dampers are set out separately, each with the fault we found, along with an offer to repair or replace them. Once the work is done, the damper is tested again and the record updated.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

For landlords and multi-site operators

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side and send the paperwork to whoever needs it.

Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.

The process

When we arrive, we check the system against the survey or the photos you sent. If anything is different, we talk it through with the person on site before carrying on. From there, it takes from an hour or two in a small building to several visits on a large estate. Your opening hours decide when we come to Greenhithe, not ours.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Dampers are located one by one and reached through their access panels.
  3. We release each fire damper blade and operate smoke dampers from their controls.
  4. Each one that passes is reset, ready to work.
  5. The results go into a report, with failed dampers and remedials listed.

Preparing for the visit

  • Let us know about parking and loading
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Find the previous report, if there is one

Get a fixed quote

The quickest way to a quote is to send pictures: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Advice

Common problems we fix in Greenhithe

Dampers are hidden above ceilings, inside risers and behind boxing. If there’s no hatch to reach them, they slip off everyone’s list, and anything nobody can get to goes untested.

Any of these means the system needs a check-up:

  • Dampers clogged with dust or grease
  • Smoke dampers with no recent test
  • Rusted damper blades and springs
  • Dampers that stick or will not close fully

Hospitals such as Darent Valley Hospital, about 1.5 miles south-west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Greenhithe, the same annual testing applies.
