Fire damper testing near East Anton

Fire damper testing in East Anton, done properly

BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. Spring-operated dampers need testing every year as a minimum. Our job is to do the testing and hand you the paperwork that shows it. Typical jobs include dampers clogged with dust or grease and dampers that can’t be reached without an access panel, on motorised smoke dampers, fusible link fire dampers and hospitals and care homes.

Around a place like East Anton, dampers tend to be in schools, care homes, surgeries and hotels rather than big offices. The duty to keep them working is the same as in a city.

A written report with pictures follows every visit, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

Aftercare tips

Results last longer with the right care. Here’s what we suggest:

  • File every damper report where your assessor can find it
  • Add new dampers to the register as they’re fitted
  • Diary the annual test well ahead
  • Keep an eye out for damp around dampers

Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. Once the work is done, the damper is tested again and the record updated.

Keep a damper register: location, type, last test date and result. It stops dampers getting lost as the building changes.

Staff cleaning versus specialist work

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

Fixed quotes for fire damper testing in East Anton

Sites vary more than people expect. The main factors:

  • How many systems or sites are involved
  • How easy every part is to reach
  • How big the system is
  • Working hours and out-of-hours timing

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you’re not sure what’s needed, call 0345 646 2711 or email us for straight advice and a fixed quote.

What to send for a quote

We can often survey from pictures. Try to include:

  • Where the site is and what kind of site it is
  • How we’d reach plant on a roof or in a plant room
  • Your last certificate, test record or report
  • Photos showing the whole system and its surroundings

Quotes are quick. Send a few details and photos, and we usually reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

The Fire Safety Order 2005 calls them the responsible person: normally the employer or whoever controls the premises. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

What does TR19 mean?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

By covering it before any work starts. We keep the work contained and clean down when we finish.

How the visit works

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. On site, the work takes from an hour or two in a small building to several visits on a large estate. For a place like East Anton, we load the van from the survey notes so the work can be done in one visit where possible.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Preparing for the visit

  • Find the previous report, if there is one
  • Plan for cooking equipment or plant to be off before we arrive
  • Tell us about site rules, permits or sign-in

What happens if it’s left?

Sites in East Anton tested every year build up a history for each damper, which shows patterns early. If the same damper keeps giving trouble, the record shows it long before it fails outright. Light use slows the build-up but doesn’t stop it.

Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before any work starts.

How the job changes from site to site

Offices and retail

Each new fit-out brings a risk of damaged or covered dampers. Testing after a fit-out shows whether anything was disturbed.

Fusible link fire dampers

A damaged or painted link can stop a damper doing its job. We check its condition during the test and note anything that is not right.

When something else is needed

Before booking, it helps to know what’s not included:

  • Fire alarm or control system faults behind a smoke damper
  • Fire risk assessments, which need a fire risk assessor
  • Fire-stopping gaps around the duct where it passes through the wall

If you’re not sure, just call us on 0345 646 2711, or send details by email and we will give you a straight answer.
