Fire dampers in Downton buildings
Sea air reaches Downton, which sits within about 1 mile of the coast. Corrosion is a known cause of damper failure, and coastal air adds to the risk near intakes and louvres. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Downton’s nearest hospital, Lymington New Forest Hospital, is about 3.7 miles north-east. Hospitals are a good example of a building with fire dampers across many floors and departments.
Lymington New Forest Hospital, about 3.7 miles north-east of Downton, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. For schools like Hordle CofE (VA) Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear. Historic houses near Downton, with Highcliffe Castle about 4.2 miles west, are a reminder that older buildings can hold dampers in unexpected places.

Fire damper testing in Downton, done properly
For every damper, we record where it is, whether it passed and the state it’s in. Dampers that pass are reset and left open, ready to operate, while failures are flagged with what we found. That record belongs with the building’s fire safety paperwork. The work covers riser dampers, hospitals and care homes and offices and schools, and common reasons people get in touch are blades that jam part-way when released and corroded dampers in damp risers and plant rooms.
Somewhere as small as Downton, fire dampers are usually found in a school, a care home, a hotel or a converted building, wherever there is one. Wherever there are dampers, each one needs testing at least annually.
Insurers, fire officers and environmental health officers all look at records. That is why every job is written up in a report with photos, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

For landlords and multi-site operators
Facilities teams in offices, schools and healthcare sites book us too across Hampshire. Larger estates can be phased building by building around the people who use them.
Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side, and the report can go to both.
Questions from Downton
Do you work in villages like Downton?
Yes, Downton is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.
Do you do school damper testing in Downton in the summer holidays?
Yes, and it’s the easiest time to do it. Food Standards Agency records list about 5 schools, colleges and universities with registered kitchens within about a mile and a half of Downton. Just give us a ring on 0345 646 2711 or use the quote form with your term dates and we will plan around them.
What accreditations do you have?
Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.
What do you do to protect the area?
Floors and surfaces near the work are sheeted before we start, and waste is contained as we go. Before we leave, we tidy up and clean down.
How much notice do you need?
Book as early as you can for planned work, especially if the next clean or test is due soon. For emergencies, we take calls 24/7.
Do you have insurance?
Yes, we are fully insured. CHAS and SafeContractor accreditation sit alongside it, for sites that check contractor safety.
What if a fire damper won’t close?
It’s listed on the report as a fault and we quote for remedials. Once fixed, the damper is drop tested again and the record updated.
Do you work with multi-site operators?
Yes. Send the list of sites and the work at each and we’ll quote them together.
Staff cleaning versus specialist work
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We can diagnose it and quote.
Why act early in Downton
Leaving damper testing for another year doesn’t make the dampers any more likely to work. BESA guidance is to test at least annually, so a missed year leaves a gap in the record too. With notice, the visit to Downton can be fitted around your bookings and events.
Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we’ll go through it with you.

How it works
Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes a couple of hours for a few dampers, and a day or more across a big site. Photos of the system and how to reach it help us plan a visit to Downton.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- We release each blade and check it shuts all the way.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
Before we arrive
- Allow time for equipment near the work to be turned off and cool down
- Let us know how we reach the system, including roofs, risers and plant rooms
- Let us know about parking and loading

What affects the quote in Downton
There’s no set price list, because no two systems are the same. The quote depends on:
- Whether it’s a one-off visit or part of a schedule
- The scale of the work
- How easy every part is to reach
- Whether several sites go on one quote
Working hours, access and the scale of the site all affect the cost. Each of those is built into the quote, and the price is fixed before any work starts.
What we need to know
To help us quote quickly, send us:
- Close-ups of filters, grilles, hatches or access panels
- A few general shots of the system
- When the site is open and when it’s quiet
- Where the site is and what kind of site it is
Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before work begins.
What a clean won’t put right
To be straight with you, some problems need a different fix:
- Sign-off of the whole building’s fire safety
- Gaps in the wall or floor around the damper
- Ductwork crossing a fire wall with no damper fitted
Not sure which it is? You can give us a ring on 0345 646 2711, or email photos and we will tell you honestly before booking.

Different parts, different methods
Fusible link fire dampers
Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. Testing means dropping the blade, checking the full close and resetting it.
Access panels
Access panels sometimes get painted over, screwed shut or hidden by new ceilings. Letting us know where they are speeds the visit up.
