Fire damper testing across Densole

Do you need fire damper testing in Densole?

Links and springs age like any other part. A link can be damaged, painted over or swapped for the wrong one, and a tired spring may not drive the blade home, which only shows up when the damper is dropped.

The symptoms we are asked about most include:

  • Fire dampers that haven’t been tested for over a year
  • Gaps in the fire damper test log
  • Fire dampers that fail to drop shut
  • Damper actions from a fire risk assessment

Acrise Place, about 1.2 miles north-west, is one of the historic houses near Densole, and older buildings converted to new uses often have ventilation added later.

Fire damper testing in Densole, done properly

Smoke dampers work differently from fire dampers. A smoke damper is driven by a motor and responds to signals from its controls, so we test them by operating them through those controls and confirming every blade travels fully and comes back. The work covers motorised smoke dampers, wall and floor dampers and hospitals and care homes, and people most often call us about fire dampers with no recent test record and dampers affected by leaks or condensation.

In a village or hamlet like Densole, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What the work involves, part by part

Fusible link fire dampers

Most fire dampers are held open by a fusible link. Heat melts the link and the blade falls shut across the duct. We release the blade, check it closes fully and reset it.

Smoke dampers

If a smoke damper will not operate when signalled, it goes on the report as a failure, along with what we saw.

Looking after it afterwards

How long the results last depends on use and care. We suggest:

  • Keep to at least yearly testing
  • Keep cables and fixings away from damper blades
  • Keep an eye out for damp around dampers
  • Update the register when ductwork changes

After testing, you get a report listing each of the fire and smoke dampers we tested, with where it is and whether it passed. Keep it with the building’s fire safety records so it’s to hand for assessors and insurers.

Good access is half the battle. Where there’s no hatch, an access panel makes testing possible before the next test.

Leave it or put it right?

After any fire, one of the first questions is what maintenance had been done. Damper test records are part of that answer, and they only exist if the testing happened. If the system at a site near Densole fails, there may be nowhere nearby to move to.

A single site or a whole portfolio, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before any work starts.

What we do, step by step

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before any work starts, and the area around the work is covered and protected. The work itself takes a couple of hours for a few dampers, and a day or more across a big site. Rural roads and tight entrances are worth telling us about before a visit to Densole.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

Getting ready for the visit

  • Move anything stored near the system
  • Allow time for equipment near the work to be turned off and cool down
  • Tell us the best time to work, such as after service or at a weekend

What fire damper testing cannot fix

An honest diagnosis matters more to us than a booking, so here’s what this work can’t put right:

  • Dampers that were never installed where they’re needed
  • Fire risk assessments, which need a fire risk assessor
  • Approving the building’s fire strategy

If you are not sure, just call 0345 646 2711 or send us an email and we will give you a straight answer before booking.

Densole questions

Do you work at weekends in Densole?

Yes, we can come after you close and finish before you open. That way a site in Densole doesn’t have to lose a day’s trading. Just call us on 0345 646 2711 or send us an email with your opening times and we will plan around them.

Who enforces fire safety at workplaces in Densole?

It’s Kent Fire and Rescue Service, which covers Densole. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

Is a quote from pictures possible?

Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we can’t see enough, we arrange a survey.

What do you need from me for a quote?

Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. After that, simply ring 0345 646 2711 or email us.

What if parts of the system cannot be reached?

Anything we cannot reach goes on the report, with pictures where possible, and we explain what access is needed, for example new access panels.

Do you work in Densole?

Yes. We work in Densole and the rest of Kent, within our South East and London area. For a fixed quote, give us a ring on 0345 646 2711 or drop us a line.

What paperwork do we get after testing?

Our paperwork is a test report, not a certificate of compliance. For each damper it shows the result and anything that needs putting right.

Who is responsible for fire safety on the premises?

In the words of the Fire Safety Order 2005, it’s the responsible person. It’s normally the employer, or whoever controls the building, and where several people have control, each can have duties. If you’re not sure, check your lease and fire risk assessment.

In-house cleaning or a specialist?

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.
