Need fire damper testing in Budds?

Questions from Budds

Can you work in Budds outside opening hours?

Yes. We work evenings, overnight and at weekends. That way a site in Budds doesn’t have to lose a day’s trading. Your opening times are the first thing we ask for.

Is Budds within the area you cover?

Yes, Budds is part of our area, however small the site. The journey is planned ahead, so a few details about the route help.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

Do you test smoke dampers as well?

Yes. Smoke dampers are motorised, so we test them by operating them through their controls. Each one is checked for full travel and the result recorded.

Who has the duty to keep fire dampers working?

It’s the responsible person, under the Fire Safety Order 2005. Annual testing by a competent person, with written records, is a practical way to show the duty is being met.

How much notice do you need?

That depends on the slot you want and the size of the job. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.

What happens if you cannot reach some of it?

The report shows them clearly. In ductwork, new access panels are often the answer, which we can install.

Where does the waste go?

It leaves the site with us at the end of the visit. While we work, it’s kept contained so the area stays clean.

Fire damper testing in Budds

Each damper we test gets a location, a result and a note of its condition. Dampers that pass are reset and left open, ready to operate, while failures are flagged with what we found. That record belongs with the building’s fire safety paperwork. If you have dirty dampers that may not close and motorised smoke dampers due for testing, we can help, from wall and floor dampers, fusible link fire dampers and motorised smoke dampers onwards.

Testing in a small place like Budds is planned around the journey and access, and every damper is drop tested, reset and recorded, the same as anywhere.

Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we’re fully insured.

What we do, step by step

We start by comparing what we find with the survey or your photos. If anything is different, we talk it through with the person on site before carrying on. From there, it takes anything from a couple of hours for a handful of dampers to a full day for a large building. If the van will struggle with a lane or gateway near Budds, let us know and we will plan around it.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

How to prepare

  • Agree a time when the area can be out of use
  • Allow time for equipment near the work to be turned off and cool down
  • Clear the space around the work

Getting a quote

Quoting starts with a diagnosis, from your pictures and details or, where that isn’t enough, a survey on site. Then we send a fixed price, before any work starts.

Advice

What your team can do, and what needs us

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We will take a look and give you a fixed quote.

Multi-site and managed buildings

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we’re happy to quote for all of it.

When the building owner and the occupier are different, the lease normally sets out who maintains what. We can quote either party, and the report can go to both.

What fire damper testing looks like in Budds

Budds is about 23 miles from central London, well within the area we cover across London and the South East. Evening, overnight and weekend visits are all possible. Budds is covered by Kent Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Ightham Mote is about 0.9 miles north-east), finding every damper is the first job. If you manage a school site such as Shipbourne School, any fire dampers can be tested in the holidays.

Budds is about 3 miles north of Tonbridge, in Kent. We carry out fire damper testing for businesses, landlords and public buildings in Budds and the rest of Kent. Budds is one of 922 places in Kent where we work for commercial clients. There’s also a page for Maidstone, about 12 miles away.

Every address in TN11 is within our area for fire damper testing, from the main roads to the quietest streets. If your site is just outside Budds, we cover Shipbourne (1 mile east), Underriver (1 mile west), Bitchet Green (1 mile north), Coldharbour (1 mile south) and Ivy Hatch (2 miles north). We also work in nearby towns such as Maidstone (12 miles east), Dartford (14 miles north), Sevenoaks (4 miles north-west), Royal Tunbridge Wells (8 miles south), Gravesend (14 miles north) and Tonbridge (3 miles south).

What fire damper testing can’t fix

An honest diagnosis matters more to us than a booking, so here’s what this work can’t put right:

  • Holes around ductwork in fire-resisting walls
  • Dampers that were never installed where they’re needed
  • Fire alarm or control system faults behind a smoke damper

Not sure which it is? You can give us a ring on 0345 646 2711, or email photos and we will tell you honestly.

Parts of the system we cover

  • Hospitals and care homes
  • Fusible link fire dampers
  • Wall and floor dampers
  • Offices and schools
  • Motorised smoke dampers
  • Riser dampers

Keeping the system healthy

Once we have finished, these simple steps help:

  • Update the register when ductwork changes
  • Fix water leaks in plant rooms and risers promptly
  • Brief other trades about dampers in ceilings and risers
  • Never wedge or tie a damper open

The next test should be no more than a year away. The guidance is at least once a year, so it helps to book it before the date slips.

Clean ductwork means less dust and grease reaching the dampers. It makes sense to plan duct cleaning and damper testing together.

When to call us in Budds

Rust is a frequent reason a damper won’t close. Condensation, leaks and damp plant rooms corrode the parts that need to move, so a damper can seize without anyone noticing.

What we are most often called out for:

  • Fire dampers that haven’t been tested for over a year
  • Missing or out-of-date damper records
  • Dampers clogged with dust or grease
  • Smoke dampers with no recent test

If you manage a care home or clinic near Budds, the testing that a hospital like Sevenoaks Hospital (about 4 miles north-west) relies on applies to your dampers too.

What to look for in a quote

  • Whether the whole system is included, or only the parts that are easy to reach
  • Whether the work can be done while the site is closed
  • Whether inaccessible sections are listed on the report
  • How they set the interval to the next visit

Our hiring checklist

How we price fire damper testing

Every site gets its own quote. This is what makes a difference:

  • The size of the system
  • Whether it’s a one-off visit or part of a schedule
  • Site requirements such as sign-in and permits
  • How many systems or sites are involved

We don’t list prices on the website, because the cost depends on the site in front of us. For a fixed quote, call us on 0345 646 2711, or send details by email, and we’ll talk you through it.

What to send for a quote

You don’t need the technical terms. It helps if you can send:

  • Detail shots of panels, filters and grilles
  • The roof, plant room or outside wall the system runs to
  • The site address and the type of premises
  • The paperwork from the last visit, if you have it

For fire damper testing in Budds, give us a ring on 0345 646 2711, or email photos. Let us know the site type and the opening hours, plus photos or the previous report if they’re to hand. A fixed quote usually follows within one working day.
