Extract fan cleaning in Patcham

We’ve been trading since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, with CHAS, SafeContractor and ISO 9001 and full insurance. The work covers axial fans, discharge points and centrifugal fans, and people most often call us about a noisy fan that has got louder over time and a fan shaking on its mounts.

Kitchens around a place like Patcham are often in older buildings or single-storey extensions, with the duct running through a roof space or up an outside wall. Flat runs collect grease and need proper access to clean.

It’s worth checking any contractor’s accreditations. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

How the visit works

Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes a few hours where there are several fans or heavy deposits, and we clear up before we go. Visits to a place like Patcham are planned ahead, so we arrive with what the survey says the job needs.

  1. Diagnosis first: we look for grease, noise and vibration.
  2. Once isolated, we open the fan up.
  3. The impeller is cleaned blade by blade so it runs balanced.
  4. We clean the casing, the outlet and around the motor.
  5. We run the fan and note its condition in the photo report.

Before we arrive

  • Tell us where we can park and unload
  • Move anything stored near the system
  • Let us know how we reach the system, including roofs, risers and plant rooms

Getting a quote

The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Related advice

What the work involves, part by part

Kitchens with long cooking hours

Long cooking hours mean more grease reaches the fan. BESA guidance sets at least 3-monthly cleaning for that level of use, fan included.

Impellers and blades

The blades of the impeller do the work, and it collects grease unevenly. That is what unbalances the fan, so it’s cleaned carefully blade by blade.

What staff can safely do

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Common problems we fix in Patcham

A fan in Patcham builds up grease at a rate set by the kitchen, not the location: how many hours a day the kitchen runs and what it cooks. BESA guidance sets minimum intervals of 3, 6 or 12 months for the whole system by daily use.

Any of these means the system needs a check-up:

  • Burning smells from the fan area
  • Thick grease on the impeller and casing
  • Grease around the motor and its mounts
  • A fan that no longer moves enough air

Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Preston Manor & Gardens is about 1.5 miles south), access may need planning.

Choosing a duct cleaning contractor

Looking after it afterwards

Good habits slow the build-up between visits. A few tips:

  • Check the report shows the fan was cleaned
  • Run the extract throughout cooking
  • Keep each photo report with the maintenance log
  • Look for grease stains near the discharge

Where the fan needs repair rather than cleaning, the report says so. We also repair and replace extract fans, so you have one point of contact.

Stick to the interval for the full extract. Regular full cleans keep the fan from building up heavy deposits, in line with BESA guidance.

Extract fan cleaning in Patcham: the local picture

The coast is only about 3 miles from Patcham. Salt air speeds up corrosion of roof-level fans, discharge cowls and their fixings. The FSA’s food hygiene register includes about 6 bars, pubs and nightclubs and about 3 hotels and B&Bs across Patcham and its immediate surroundings (about a mile and a half). Where they serve hot food, their kitchen extracts need cleaning to TR19® like any restaurant’s. It’s Brighton and Hove council that sends environmental health officers to food businesses in Patcham. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. A dated certificate in the maintenance file answers the question before it’s asked.

A hospital like Montefiore Hospital, about 2.2 miles south, is the kind of site where a kitchen may cook for patients, staff and visitors all day. Volunteers running a hall kitchen near All Saints Church, or anywhere in Patcham, may not know when the extract was last cleaned, and a grease test settles it.

FAQs for Patcham

Can school kitchens in Patcham be cleaned in the holidays?

Yes, and it’s the easiest time to do it. Around Patcham, the Food Standards Agency lists about 20 schools and colleges with registered kitchens within a mile and a half or so. You can phone us on 0345 646 2711 or drop us a line with the dates the site is empty.

Will you come out to Patcham?

Yes, smaller places are covered as well as towns. The journey is planned ahead, so a few details about the route help.

What types of premises do you cover?

Any site with a kitchen or a ventilation system to look after, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

How long will it take to clean the fan?

Allow an hour or two for most single fans. We will confirm the time when we quote.

What about areas you cannot get to?

Anything we can’t reach goes on the report, with a note of where it is, and we tell you what would make it reachable, for example new access panels.

Will we have to shut during the visit?

Not usually. We need the work area to ourselves while we’re on site, so we book a time when it would be closed anyway.

Can we book visits on a schedule?

Yes, of course. Tell us what you have and how it’s used and we will propose a schedule with a fixed quote.

Is TR19 cleaning required by law?

Not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurance policies ask for proof of TR19® cleaning. The law behind it is the Fire Safety Order 2005 in England and Wales.

Fixed quotes for extract fan cleaning in Patcham

We don’t publish a price list, because sites vary so much. The quote depends on:

  • The times the site is available
  • Whether we need access equipment or extra panels
  • Parking and loading at the site
  • The size of the system

We do not list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we will talk you through it.

What to send for a quote

You do not need the technical terms. It helps if you can send:

  • Problems your staff have spotted
  • The paperwork from the last visit, if you have it
  • The roof, plant room or outside wall the system runs to
  • Close-ups of filters, grilles, hatches or access panels
