What extract fan cleaning can’t fix

We will always give you a straight diagnosis, so here’s what extract fan cleaning will not do:

  • A motor that has burnt out
  • Electrical faults in the fan’s supply or controls (an electrician’s job)
  • Grease in the duct and canopy before the fan (those need a full TR19 clean)

How we handle extract fan cleaning in Branbridges

Duct Doctor has been cleaning kitchen extract fans since 2009. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’re fully insured, with CHAS, SafeContractor and ISO 9001. The work covers fan housings, axial fans and in-line fans, and common reasons people get in touch are fat spreading onto the roof or wall by the fan and a fan that hums, whines or rumbles.

In a village or hamlet like Branbridges, the kitchens that need extract cleaning are normally a pub, a school, a care home or a hall kitchen, wherever there is one. Each still has a canopy and duct that collect grease, whatever the size of the place.

It’s worth checking any contractor’s accreditations. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Branbridges questions

Which fire authority looks after Branbridges?

Fire safety enforcement in Branbridges is handled by Kent Fire and Rescue Service. It’s worth keeping your fire risk assessment, TR19® certificates and photo reports together, ready to show.

Can you work in Branbridges outside opening hours?

Yes, out-of-hours work is a big part of what we do. That way a site in Branbridges does not have to lose a day’s trading. Your opening times are the first thing we ask for.

Who is responsible for fire safety on the premises?

It depends on the building. The Fire Safety Order 2005 puts the duty on the responsible person, which may be the employer, owner, landlord, facilities manager or managing agent.

What does extract fan cleaning cost?

There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before we start.

Do you look at the system first?

Yes. For many sites, photos and a few details are enough, and larger or hidden systems get a visit.

Do you work in Branbridges?

Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, Branbridges included.

How long is a fan clean?

That depends on the fan’s size, its position and how much grease there is. As a guide, it takes a few hours where there are several fans or heavy deposits.

Will we have to shut during the visit?

Not typically. The area we are working in has to be out of use while we are there, so we book a time when it would be closed anyway.

Signs you need extract fan cleaning in Branbridges

A fan in Branbridges builds up grease at a rate set by the kitchen, not the location: daily hours and the amount of frying and grilling. Under BESA guidance, the whole system, fan included, needs cleaning at least every 3, 6 or 12 months depending on daily hours.

Most sites get in touch when they notice something like this:

  • Weak extraction at the canopy
  • Burning smells from the fan area
  • Thick grease on the impeller and casing
  • Vibration from an unbalanced impeller

If you run catering at a healthcare site, such as a hospital like Oakwood Hospital about 5.5 miles north-east, the extract may need cleaning more often than a part-time kitchen.

How to choose an extract cleaning contractor

How we price extract fan cleaning

We quote each job individually. This is what makes a difference:

  • Where the site is and how we reach it
  • Access, including roofs, risers and ceiling voids
  • How big the system is
  • How many systems or sites are involved

What you pay depends on how big the system is, what state it’s in and how easy it is to reach. You get a fixed price before work begins, so there are no surprises.

What we need to know

Photos let us diagnose from a distance. Try to include:

  • The site address and the type of premises
  • Your opening hours and when the area is out of use
  • Wide pictures of the system and the area around it
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

Here’s what helps us quote: the address, the type of site and when it’s open, a few photos and any previous report or certificate. Once you have those, call us on 0345 646 2711, or send details by email.

What the work involves, part by part

Wall fans

With little duct before them, wall fans collect grease fast. They may need cleaning as often as the canopy, which grease readings will show.

Impellers and blades

A clean impeller shows any damage: chips, distortion or wear. We note any concerns.

What happens on the day

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool first, and the area around the work is covered and protected. On site, it takes an hour or two for one fan, longer when it’s hard to reach. Photos of the system and how to reach it help us plan a visit to Branbridges.

  1. We locate the fan and plan how to reach and isolate it.
  2. It’s isolated so it cannot run while we work.
  3. We scrape the heavy grease from the blades and housing.
  4. The fan is degreased, taking care around the motor.
  5. We reassemble, run and photograph the fan.

Getting ready for the visit

  • Plan for cooking equipment or plant to be off before we arrive
  • Dig out any earlier paperwork for the system
  • Tell us where we can park and unload

In-house cleaning or a specialist?

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

Extract fan cleaning around Branbridges

The FSA’s data shows about 4 bars, pubs and nightclubs registered across Branbridges and its immediate surroundings (about a mile and a half). A pub or hotel kitchen that cooks every day builds up grease in its extract like any other. Fire safety in Branbridges falls to Kent Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract. Kitchens in Branbridges get their food hygiene inspections from Tonbridge and Malling council. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. Our report lists what was cleaned and when, which is useful to have ready.

If you run a café or takeaway near Beltring station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits. Where a hall near Church of the Holy Trinity, or anywhere in Branbridges, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

Between visits

Results last longer with the right care. Here’s what we suggest:

  • Don’t turn the fan off mid-service
  • Flag smoke lingering at the canopy
  • Watch for grease marks around the outlet
  • Keep each photo report with the maintenance log

Keep the report with the maintenance log and fire risk assessment. It gives a dated record of the fan’s condition, which helps if anything changes later.

A change in how the fan sounds is worth noting. Rattles, hums or shaking can be early signs of build-up or wear, and catching it early keeps it a cleaning job.
