How we handle AHU cleaning in Weavering

Drain trays under cooling coils are meant to empty. If the outlet blocks, standing water and slime build up, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. If you have debris and leaves in the fresh air intake and rooms that smell stuffy when the system runs, we can put it right.

Around a place like Weavering, ventilation systems tend to be in schools, surgeries, care homes and workplaces. Even a small system collects dust in its ducts and filters.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

For landlords and multi-site operators

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We can quote either party, and the report can go to both.

Facilities teams in offices, schools and healthcare sites book us too across Kent. Larger estates can be phased building by building around the people who use them.

Part by part

Heating and cooling coils

Heating and cooling coils have tightly packed fins that trap fine dust. We clean them with care so the fins aren’t damaged.

Internal casing and panels

We open each section through its doors and close them securely when we’re done before the unit is handed back.

FAQs for Weavering

Can you get to a site in Weavering?

Yes. Weavering is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.

Can ventilation in schools around Weavering be cleaned out of term?

Yes, out-of-term visits are normal for schools. Food Standards Agency records list about 16 schools, colleges and universities with registered kitchens within about a mile and a half of Weavering. Send us your term dates when you ring 0345 646 2711, or send details by email, and we will fit the work in.

When should our AHU next be cleaned?

It depends on the unit, the filters and how the building is used. Regular inspection shows when it’s due, and we will suggest an interval after the first clean.

Is there a report after cleaning?

Yes. A TR19® certificate and photo report are sent after the clean, including anything we think needs attention.

What should I send you?

The site address, the type of premises and your opening hours, plus photos of the system and your last certificate or report if you have one.

How do you keep the site clean during the work?

We cover floors and nearby surfaces with sheeting before we start, and anything we remove is contained. At the end, the area is cleaned down.

Do you clean the ductwork as well?

Yes. Ventilation ductwork cleaning to TR19® Air is part of what we do. It’s often worth doing both at once, and we can survey both on the same visit.

Which accreditations do you hold?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Between visits

Results last longer with the right care. Here’s what we suggest:

  • Stick to the filter change plan
  • Keep inspection doors on the unit in good order
  • Make sure condensate is draining away
  • Report water on the plant room floor

The report suggests a date for the next inspection or clean, based on what we found. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Have the unit inspected regularly, in line with the risk-based approach of TR19® Air, rather than waiting for a problem.

What affects the cost of AHU cleaning

The quote reflects the site in front of us. We consider:

  • The number of sites or systems
  • The scale of the work
  • The condition of the system
  • One-off work versus a regular cycle

A single site or a whole portfolio, the quote is built the same way: what needs doing, how we get to it and when. The price is fixed before work begins.

Helping us quote

Before you ask for a quote, gather:

  • The postcode and the type of business
  • The times we could work without disrupting the site
  • Any previous report or certificate
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

To help us quote: where the site is, what it is and its opening hours, pictures of the system and the last certificate or report, if there is one. Once you have those, call us on 0345 646 2711, or email photos.

When something else is needed

Not every problem is solved by AHU cleaning, and we will tell you before any work starts. It will not put right:

  • Building management system faults
  • Leaking heating or cooling coils
  • Faulty motors, drives or bearings

If in doubt, call 0345 646 2711, or email photos and we’ll say what we think before you book.

Where we work

  • Internal panels
  • Filter sections
  • Dampers and louvres
  • Drain trays
  • Heating and cooling coils
  • Supply and extract fans

What we do, step by step

There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and pictures. The middle part takes longest, and that takes half a day to a full day per unit, with large plant planned over several shifts. We plan the journey to Weavering and bring what the job is likely to need.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. Before cleaning, each section is photographed.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After pictures are taken and the certificate issued.

How to prepare

  • Move anything stored near the system
  • Plan for cooking equipment or plant to be off before we arrive
  • Let us know about permits to work or site inductions

How to get a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

What staff can safely do

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that is where we come in.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.
