AHU cleaning for sites in Warborne

How we handle AHU cleaning in Warborne

Where a building in Warborne has had little more than filter changes, there may be dirt on the coils, fan and casing that nobody has looked at. A full clean deals with all of it. Common call-outs are for units needing a clean before a new tenant or handover and plant that has been serviced but not cleaned, on supply and extract fans, drain trays and heating and cooling coils.

In rural areas, ventilation units are often in roof voids or outbuildings, where filters and drain trays get forgotten.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Different parts, different methods

Heating and cooling coils

Because cooling coils run wet, the dirt on them tends to cling. The coil and its drain tray are cleaned as one job.

Filters

Every AHU relies on its filters to catch dust before it reaches the coils. We check them, and clean or change them as agreed in the quote, and the housing around them is cleaned too.

Questions from Warborne

Do you work at weekends in Warborne?

Yes, out-of-hours work is a big part of what we do. Your customers, staff or residents in Warborne needn’t be disturbed. Your opening times are the first thing we ask for.

Is Warborne within the area you cover?

Yes, Warborne is part of our area, however small the site. Let us know about access, parking and anything unusual about getting there when you book.

Which parts of an air handling unit do you clean?

Everything inside the unit that air passes over, from the intake and filters through the coils and fan to the outlet. You get a photo report showing each part before and after.

Do you work with multi-site operators?

Yes. One number covers all your sites in our area, with visits on a regular schedule.

What does AHU cleaning cost?

Size, condition, access and working hours all affect the cost. Ask us for a fixed quote, normally ready within one working day.

What accreditations do you have?

We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

Will the ventilation be off while you clean?

Yes. We cannot clean a running unit, so it’s switched off and made safe first. We agree the timing with your site team.

Where does the waste go?

It’s contained and taken away. We collect grease, debris and waste water as we go rather than letting it spread.

Honest limits

We’d rather tell you now than book work that won’t help, so here are the limits:

  • Ventilation that was badly designed in the first place
  • Leaking heating or cooling coils
  • Mechanical faults with motors, belts or bearings

If in doubt, give us a ring on 0345 646 2711 or drop us a line and we’ll say what we think.

Parts of the system we cover

  • Heating and cooling coils
  • Dampers and louvres
  • Drain trays
  • Internal panels
  • Filter sections
  • Supply and extract fans

For landlords and multi-site operators

If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so records stay tidy.

We regularly work with managing agents. Tell us the site, the work and the access arrangements and we’ll come back with a fixed quote.

What happens on the day

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before any work starts, and floors and nearby surfaces are sheeted. On site, it takes from a few hours for a compact unit to a day or more for a large one. Photos of the system and how to reach it help us plan a visit to Warborne.

  1. First the unit is surveyed, from pictures or a visit, and the scope agreed.
  2. The unit is shut down with your site team and the area protected.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. We clean out the drain tray and make sure it drains.
  5. A TR19® certificate and photo report follow the clean.

Preparing for the visit

  • Plan for cooking equipment or plant to be off before we arrive

What your team can do, and what needs us

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, which is where we come in.

When to call us in Warborne

Planned maintenance often covers belts, motors and filters but not cleaning. That means a unit can tick every service box and still be carrying years of dirt.

If you notice any of these, it’s worth a diagnosis:

  • Dirty coils holding back the airflow
  • Condensate trays that will not empty
  • Debris and leaves in the fresh air intake
  • Air handling units due a clean after building work

School buildings such as Southlands School are normally done in the holidays, so classrooms aren’t disturbed.

Questions to ask before booking

Looking after it afterwards

How long the results last depends on use and care. Here’s what we suggest:

  • Report stiff or damaged access doors
  • Do not store bins or materials near the intake
  • Check the drain tray is emptying during routine visits
  • Keep filter changes on time and recorded

The report shows each section of the unit before and after, and note any part we couldn’t get to. Any defects we noticed, like a leaking tray or damaged lining, are listed.

Do not let leaves, litter or stored materials build up near the fresh air intake. What’s near the intake ends up in the unit.
