AHU cleaning in Uppend

AHU cleaning in Uppend

We clean the parts of the unit where dirt and moisture gather: filters, coils, drain trays, fans and the internal panels. You get a TR19® certificate and a photo report showing the unit before and after. The work covers internal panels, supply and extract fans and filter sections, and common reasons people get in touch are filters that are clogged or overdue and fan sections that haven’t been cleaned in years.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.

A written report with pictures follows each visit, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

In-house cleaning or a specialist?

Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.

When it’s something else

An honest diagnosis matters more to us than a booking, so here’s what this work can’t put right:

  • Problems with the unit’s controls or sensors
  • Ventilation that was badly designed in the first place
  • Ductwork downstream of the unit, which is a separate clean

Not sure which it is? You can phone us on 0345 646 2711 or email us and we’ll tell you honestly.

Parts of the system we cover

  • Supply and extract fans
  • Heating and cooling coils
  • Drain trays
  • Internal panels
  • Dampers and louvres
  • Filter sections

Between visits

Good habits slow the build-up between visits. Our tips:

  • Change filters on schedule and log each change
  • Report water on the plant room floor
  • Book the next check in line with the report
  • Look at the condensate drain whenever the unit is serviced

The report shows each section of the unit before and after, along with anything we couldn’t reach. It also notes faults we spotted, such as damaged panels or a blocked drain.

Change or clean filters on time. Once filters clog, dirt starts getting past them.

Common problems we fix in Uppend

Wherever there’s a cooling coil, there’s condensate. If the drain tray outlet blocks or the tray doesn’t fall properly, water stands in it, and slime and smells soon follow.

Any of these means the system needs a check-up:

  • Air handling units never cleaned inside
  • Air handling units due a clean after building work
  • Filters that are clogged or overdue
  • Blocked condensate drains and slimy trays

If you run a surgery, dental practice or care home near Uppend, clean ventilation matters as much to you as to a hospital like Herts and Essex Hospital (about 3.9 miles south-east).

Questions to ask before you book

  • Whether the price is fixed
  • Whether inaccessible sections are listed on the report
  • Proof of accreditation you can verify
  • When the next visit should be, and why

Different parts, different methods

Filters

Filters are the first line of defence in the unit. We check them, and clean or change them as agreed in the quote, and the housing around them is cleaned too.

Heating and cooling coils

A dirty coil holds back the air and makes heating and cooling less effective. A clean gets air moving through the coil properly again.

Questions from Uppend

Can you clean school ventilation in Uppend during the holidays?

Yes, out-of-term visits are normal for schools. There are about 2 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Uppend. Just call 0345 646 2711 or send us an email with your term dates and we will plan around them.

Can the work in Uppend be done at night or at weekends?

Yes, evening, overnight and weekend work is normal for us. That way a site in Uppend does not have to lose a day’s trading. When you phone us on 0345 646 2711, or send details by email, mention when the site is quiet.

Can you quote from photos?

In many cases, yes. With good pictures, the site type and your last report, we can price many jobs. Where we can’t see enough, we arrange a survey.

Can you clean the ducts connected to the AHU?

Yes. We clean supply and extract ductwork to TR19® Air as well. It’s often worth doing both at once, and we can survey both on the same visit.

What about areas you can’t get to?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

How do you protect the area?

We start with protection: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

How often should an air handling unit be cleaned?

It depends on the unit, the filters and how the building is used. Inspection tells you when cleaning is needed, and we’ll suggest an interval after the first clean.

What does TR19 mean?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not legislation, but it’s the standard people check against.

For landlords and multi-site operators

Multi-site operators often want one contractor and one number. We work across London and the South East, so a run of sites can go into one programme and kept to a regular schedule.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

What happens on the day

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before work begins, and the area around the work is covered and protected. On site, it takes a single shift for a typical unit, longer for large or heavily soiled ones. In a small place like Uppend, the journey is planned ahead and the visit arranged around the site’s hours.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before pictures of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

Getting ready for the visit

  • Let us know when the site is closed or quiet
  • Mention any parking or loading restrictions
  • Have your last certificate or report to hand

How to get a quote

To get a fixed quote, call us on 0345 646 2711 or email us with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. We normally come back within one working day.
