  • Dirty coils holding back the airflow

AHU cleaning in Sole Street

Leave it or put it right?

Dirty coils and fans make the unit strain to move the same air. The result is extra wear and a building that doesn’t feel as comfortable, and a planned clean is far less disruptive than a breakdown. In a place like Sole Street, ductwork and fans are easy to forget until something goes wrong.

A single site or a whole portfolio, the quote is built the same way: what needs doing, how we get to it and when. The price is fixed before we start.

An AHU clean is a thorough examination and treatment of the unit. We look inside each section, clean what we find and record it with pictures, so the report shows exactly what was done. For a building in or near Sole Street, access is agreed in advance and the visit is planned around the journey.

Sole Street: your questions answered

Do you work in villages like Sole Street?

Yes. Villages and rural sites across the South East are part of our work, Sole Street included. Let us know about access, parking and anything unusual about getting there when you book.

Do you clean school ventilation in Sole Street in the holidays?

Yes. The holidays are the usual time for school work. There are about 5 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Sole Street. Just call us on 0345 646 2711, or email photos with your term dates and we’ll plan around them.

Are you fully insured?

Yes, fully. CHAS and SafeContractor accreditation sit alongside it for clients who vet their contractors.

Do you do ventilation duct cleaning too?

Yes, the ductwork, grilles and diffusers the unit serves. We will tell you after the survey whether the ducts need it.

Can one contract cover all our sites?

Yes. You deal with one contact for every site in our area, and visits can be set on a regular cycle.

How much does AHU cleaning cost?

It depends on the site, so we quote each one individually. For a quote, call us on 0345 646 2711 or send us an email with the site type, opening hours and a few pictures.

How far ahead should we book?

The more notice, the better, especially for out-of-hours work. We typically quote within one working day, and there’s a 24/7 line for emergencies.

Does the AHU have to be shut down for cleaning?

Yes, for the time we are working on it. We can work evenings, overnight or at weekends to keep disruption down.

What AHU cleaning can’t fix

We’ll always give you a straight diagnosis, so here’s what AHU cleaning will not do:

  • Problems with the unit’s controls or sensors
  • The supply and extract ducts, quoted separately
  • Coils that are corroded or leaking and need replacing

If you’re not sure, just ring 0345 646 2711, or email photos and we will give you a straight answer.

Where we work

  • Drain trays
  • Heating and cooling coils
  • Supply and extract fans
  • Dampers and louvres
  • Internal panels
  • Filter sections

What the work involves, part by part

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. The coil and its drain tray are cleaned as one job.

Rooftop and plant room units

Many AHUs sit on roofs or in plant rooms with limited access. We plan safe access as part of the survey, before we quote.

How it works

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool first, and the area around the work is covered and protected. The work itself takes anything from half a day for one small unit to several shifts for a plant room full of them. Somewhere as small as Sole Street, the date and timings are agreed with you well before the day.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

How to prepare

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Agree a time when the area can be out of use
  • Have your last certificate or report to hand

Getting a quote

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before work begins.

Advice

Common problems we fix in Sole Street

Planned maintenance often covers belts, motors and filters but not cleaning. So a unit can be well maintained and still dirty.

It’s time to book a visit if you see:

  • Stale or musty smells from the ventilation
  • Blocked condensate drains and slimy trays
  • Coils clogged with dust and debris
  • Air handling units never cleaned inside

For schools like Cobham Primary School, the holidays are the usual time to inspect and clean ventilation.

Questions to ask before you book

  • What insurance they carry
  • When they can work, and whether that is outside your opening hours
  • Whether they recommend a next date
  • Whether inaccessible sections are listed on the report

Fixed quotes for AHU cleaning in Sole Street

We quote each job individually. This is what makes a difference:

  • Parking and loading at the site
  • The condition we find in the survey
  • Whether we need access equipment or extra panels
  • Whether it’s a one-off visit or part of a schedule

Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at, and you will get one fixed quote.

What to send for a quote

When you contact us, it’s useful to have:

  • The paperwork from the last visit, if you have it
  • The roof, plant room or outside wall the system runs to
  • Wide photos of the system and the area around it
  • Close-ups of filters, grilles, hatches or access panels

The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Between visits

Simple habits between visits make a real difference. Our advice:

  • Keep the certificate and photo report with the plant records
  • Report water on the plant room floor
  • Clear leaves and litter away from the intake
  • Check the drain tray is emptying during routine visits

If the ductwork hasn’t been cleaned, consider it next. A clean unit feeding dirty ducts only solves half the problem, and we can survey both.

Make the drain tray part of every maintenance visit. A drain that is cleared early never gets to the slime stage.
