AHU cleaning for sites in Shorne Ridgeway

How we handle AHU cleaning in Shorne Ridgeway

A cooling coil drips condensate into a tray that should drain away. If the outlet blocks, standing water and slime build up, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. The work covers internal panels, heating and cooling coils and dampers and louvres, and people most often call us about debris and leaves in the fresh air intake and filters that are clogged or overdue.

In a village or hamlet like Shorne Ridgeway, few buildings have mechanical ventilation, but those that do need it inspected and cleaned like any other.

The report is your system’s health record: a dated account with pictures of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

For landlords and multi-site operators

Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept on a regular cycle.

Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with pictures.

How the job changes from site to site

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. We clean the coil and the tray beneath it together.

Internal casing and panels

Dust settles on every internal surface of the unit. Each section is cleaned from the intake through to the outlet.

Do you need AHU cleaning in Shorne Ridgeway?

Filters catch most of the dust, but not all of it. The fine dust that passes the filters lands on the coils, the fan and the internal panels, building up layer by layer.

Look out for these warning signs:

  • Stale or musty smells from the ventilation
  • Plant that needs cleaning after a refit
  • Dirty coils holding back the airflow
  • Dirty filters cutting the airflow

For schools like Shorne Church of England Primary School, the holidays are the usual time to inspect and clean ventilation.

Your questions about AHU cleaning in Shorne Ridgeway

Can you come to Shorne Ridgeway after we close?

Yes, evening, overnight and weekend work is normal for us. That way a site in Shorne Ridgeway does not have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

Do you work in villages like Shorne Ridgeway?

Yes. Shorne Ridgeway is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

Will we get paperwork for the AHU clean?

Yes. You get a TR19® certificate plus before and after photos. They’re worth keeping with the plant records.

What should I send you?

Some photos and a quick description of the system plus the address and your hours. If we need more, we will ask.

What does AHU cleaning cost?

The cost depends on the size of the system, its condition, access and timing. Call for a fixed quote, usually ready within one working day.

What’s TR19?

BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t law, but it’s the benchmark.

Can we book visits on a schedule?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, depending on what the system needs.

How it works

We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes anything from half a day for one small unit to several shifts for a plant room full of them. Visits to a village like Shorne Ridgeway are booked in advance, at a time that suits whoever runs the site.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before pictures of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

Preparing for the visit

  • Make sure equipment near the work can be switched off and left to cool
  • Clear the space around the work
  • Let us know how we reach the system, including roofs, risers and plant rooms

Getting a quote

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

What staff can safely do

Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

What AHU cleaning cannot fix

Before booking, it helps to know what’s not included:

  • A system that is undersized for the building
  • Mechanical faults with motors, belts or bearings
  • Leaking heating or cooling coils

Not sure which it is? You can give us a ring on 0345 646 2711 or send us an email and we’ll tell you honestly.

What the work covers

  • Heating and cooling coils
  • Drain trays
  • Filter sections
  • Supply and extract fans
  • Internal panels
  • Dampers and louvres

Between visits

Simple habits between visits make a real difference. We recommend:

  • Diary the inspection date recommended in the report
  • Store the TR19 paperwork where auditors can find it
  • Report stiff or damaged access doors
  • Note any water around the unit or leaks below it

Restart the unit with your site team or maintenance contractor once we have finished. Check the drain tray is emptying over the first few days to confirm water is draining away.

Don’t let leaves, litter or stored materials build up near the fresh air intake. What’s near the intake ends up in the unit.
