AHU cleaning near Seabrook

AHU cleaning in Seabrook

Where a building in Seabrook has had little more than filter changes, there may be dirt on the coils, fan and casing that nobody has looked at. A full AHU clean takes in the whole unit. If you are dealing with plant that needs cleaning after a refit and coils clogged with dust and debris, we can help.

Somewhere as small as Seabrook, ducted ventilation is typically limited to a school, a care home, a surgery or a converted business building, wherever there is one, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Why deal with it now?

A slimy drain tray only gets worse. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Clearing it now is a much smaller job. Our emergency line runs 24/7, but a planned visit to Seabrook is calmer for everyone.

We don’t list prices on the website, because the cost depends on the site in front of us. For a fixed quote, call us on 0345 646 2711 or send us an email, and we’ll talk you through it.

Why book with us

  • Work around your opening hours, with 24/7 emergency cover
  • We are fully insured
  • Ventilation hygiene specialists since 2009
  • Every job surveyed first

Seabrook: your questions answered

Do you do school ventilation cleaning in Seabrook in the summer holidays?

Yes. Half-terms and the summer break are the natural time for school work. With about 3 schools and colleges on the FSA’s register within roughly a mile and a half of Seabrook, it pays to plan holiday dates ahead. Just call us on 0345 646 2711 or email us with your term dates and we will plan around them.

Can the work in Seabrook be done at night or at weekends?

Yes, nights and weekends are routine for us. The work in Seabrook can fit around your hours. Let us know the hours you are closed and we will book within them.

How long will the unit be out of action?

The work takes from a few hours for a compact unit to a day or more for a large one. Bigger units can be phased, and you can call 0345 646 2711 or email us to plan it.

Do you have a 24/7 line?

Yes. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line and we’ll talk you through the next steps.

How do you keep the site clean during the work?

By covering it before any work starts. The work is kept contained and clean down when we finish.

What do you clean inside the unit?

We clean the filter section, heating and cooling coils, drain trays, fan and internal casing. What happens to the filters is agreed when we quote.

What about areas you cannot get to?

They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, which we can install.

What do you need from me for a quote?

The site address, the type of premises and your opening hours, along with a few pictures and any previous report.

When something else is needed

We won’t sell you work that doesn’t address the problem, so these are the things it will not cover:

  • A system that is undersized for the building
  • Building management system faults
  • The supply and extract ducts, quoted separately

Not sure which it is? You can call 0345 646 2711 or drop us a line and we will tell you honestly.

Where we work

  • Internal panels
  • Filter sections
  • Supply and extract fans
  • Dampers and louvres
  • Drain trays
  • Heating and cooling coils

How the visit works

The first job on site is protection: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes from a few hours for a compact unit to a day or more for a large one, and we clear up before we go. In a small place like Seabrook, the journey is planned ahead and the visit arranged around the site’s hours.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. Before cleaning, each section is photographed.
  3. We work through the unit from the intake to the outlet.
  4. We finish with the fan section and the drain tray.
  5. After pictures are taken and the certificate issued.

Before we arrive

  • Make sure equipment near the work can be switched off and left to cool
  • Tell us about site rules, permits or sign-in
  • Have your last certificate or report to hand

Ask for a quote

The quickest way to a quote is to send pictures: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

What staff can safely do

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That’s our job.

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

What we’re called out for in Seabrook

An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. Most of it lands at the intake and the first stage of filters, and the finer material travels on.

Keep an eye out for any of the following:

  • Dirty fans and fan housings
  • Plant that has been serviced but not cleaned
  • Rooms that smell stuffy when the system runs
  • Intake sections clogged with outdoor debris

Classrooms and halls at schools such as Seabrook Church of England Primary School are easiest to work in when pupils are away.

Before you book anyone

  • What happens if part of the system cannot be accessed
  • What hours they’ll be on site
  • How VAT is shown on the quote
  • Whether they recommend a next date

Questions to ask before booking

Between visits

Simple habits between visits make a real difference. Our advice:

  • Plan the next inspection before the last report gets filed away
  • Keep inspection doors on the unit in good order
  • File each AHU report in the maintenance log
  • Do not store bins or materials near the intake

Restart the unit with your site team or maintenance contractor once we have finished. Keep an eye on the condensate drain over the next few days to confirm water is draining away.

Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.

What affects the quote in Seabrook

Some jobs are bigger than they look, and some smaller. The main factors:

  • When the work can happen, such as evenings, overnight or weekends
  • What state the system is in
  • Where the site is and how we reach it
  • Whether it’s a one-off visit or part of a schedule

No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

Asking for a quote

Many jobs can be priced from pictures and some basics. Useful things to send:

  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Your last certificate, test record or report
  • Where the site is and what kind of site it is

There’s no standard price list, because no two systems are the same. Instead, we look at your site first, from photos or a survey, and then give you a fixed quote. To start, ring 0345 646 2711 or use the quote form.
