About our AHU cleaning in Sarre

No two plant rooms are the same, whether it’s a compact unit in a ceiling void or a big unit on the roof. We look at the unit first, from photos or a site visit, and give you a fixed quote before any cleaning starts. If you are dealing with fan sections that haven’t been cleaned in years and drain trays holding standing water, we can put it right.

Somewhere as small as Sarre, ducted ventilation is normally limited to a school, a care home, a surgery or a converted business building, wherever there is one, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

Good records are part of the job. You get a written report with photos after each visit, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

What affects the cost of AHU cleaning

The quote reflects the site in front of us. We consider:

  • Parking and loading at the site
  • The condition we find in the survey
  • How big the system is
  • Whether we need access equipment or extra panels

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll go through it with you.

What we need to know

What to send for a quote:

  • The site address and the type of premises
  • When the site is open and when it’s quiet
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • The roof, plant room or outside wall the system runs to

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Landlords, agents and facilities managers

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.

We regularly work with managing agents. Tell us the site, the work and the access arrangements, and we will send a fixed quote.

What staff can safely do

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

How it works

We’re used to working while the site is closed. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. On site, the work takes anything from half a day for one small unit to several shifts for a plant room full of them. If you can send photos, we can arrive in Sarre knowing what to expect.

  1. We agree a shutdown window that suits the building.
  2. Before cleaning, each section is photographed.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After pictures are taken and the certificate issued.

Before we arrive

  • Make sure equipment near the work can be switched off and left to cool
  • Name a contact who can let us in at the agreed time
  • Tell us where we can park and unload

How to get a quote

We do not publish a price list, because no two systems are the same. We look at your system first, from pictures or on a visit, and then send you a fixed quote. To get going, phone us on 0345 646 2711, or send details by email.

Sarre: your questions answered

Can ventilation in schools around Sarre be cleaned out of term?

Yes, holiday work suits schools best. With about 2 schools and colleges on the FSA’s register within roughly a mile and a half of Sarre, it pays to plan holiday dates ahead. Tell us your holiday dates and we’ll book the visit for when the site is empty.

Do you cover smaller places like Sarre?

Yes, Sarre is part of our area, however small the site. Let us know about access, parking and anything unusual about getting there when you book.

What happens if you cannot reach some of it?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.

Are you accredited?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Do you look at the system first?

Yes, every time. Diagnosis comes before treatment: the survey shows what needs doing and what access we need, and the quote is based on that.

What is TR19?

A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not legislation, but it’s the standard people check against.

How long does it take to clean an air handling unit?

Expect it to take anything from half a day for one small unit to several shifts for a plant room full of them. Size, layout and how dirty it is decide the rest, and the quote will give you a clear idea.

What’s included in an AHU clean?

We clean the filter section, heating and cooling coils, drain trays, fan and internal casing. What happens to the filters is agreed when we quote.

Why act early in Sarre

Leave an AHU uncleaned and the dirt does not stay put. It’s carried through the ductwork and out of the grilles, which is why the unit and the ducts are best cleaned together. Equipment tucked in a roof space or outbuilding near Sarre rarely gets looked at unless someone books it.

Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at and we will price it together.

Do you need AHU cleaning in Sarre?

Wherever there’s a cooling coil, there’s condensate. If the drain tray outlet blocks or the tray does not fall properly, water stands in it, and that’s where slime and odours start.

The symptoms we’re asked about most include:

  • Filters that are clogged or overdue
  • Stale or musty smells from the ventilation
  • Air handling units never cleaned inside
  • Units needing a clean before a new tenant or handover

Classrooms and halls at schools such as St Nicholas At Wade Church of England Primary School are easiest to work in when pupils are away.

What to look for in a quote

  • Whether they recommend a next date
  • Exactly which parts of the system are covered
  • If the quote is a fixed price or an estimate
  • What happens if part of the system can’t be accessed

When it’s something else

To be straight with you, some problems need a different fix:

  • Breakdowns that need a mechanical engineer
  • Leaking heating or cooling coils
  • Ductwork downstream of the unit, which is a separate clean

If you’re not sure, just phone us on 0345 646 2711, or email photos and we will give you a straight answer before you book.
