AHU cleaning in Ower, done properly
An AHU clean is a thorough examination and treatment of the unit. We look inside each section, clean what we find and record it with pictures, so the report shows exactly what was done. The work covers heating and cooling coils, dampers and louvres and internal panels, and the jobs we see most are plant that needs cleaning after a refit and fan sections that haven’t been cleaned in years.
Somewhere as small as Ower, ducted ventilation is typically limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.
Each visit ends with a written report and photos, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

What staff can safely do
Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.
Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
For landlords and multi-site operators
We regularly work with managing agents. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.
When the building owner and the occupier are different, the lease normally sets out who maintains what. We’re happy to deal with either side, and the report can go to both.
Aftercare tips
After the visit, a few habits help the work last:
- Stick to the filter change plan
- Book the next check in line with the report
- Check the drain tray is emptying during routine visits
- Report musty smells from the vents straight away
When we’ve closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to confirm water is draining away.
Have the unit inspected regularly, in line with the risk-based approach of TR19® Air instead of leaving it to guesswork.
Part by part
Heating and cooling coils
Coil fins are close together and catch the dust the filters miss. We clean them with care so the fins aren’t damaged.
Filters
Every AHU relies on its filters to catch dust before it reaches the coils. As part of the clean, filters are checked and cleaned or replaced as agreed, and the housing around them is cleaned too.
Honest limits
We’d rather tell you now than book work that won’t help, so here are the limits:
- Building management system faults
- Mechanical faults with motors, belts or bearings
- The supply and extract ducts, quoted separately
Not sure which it is? You can call us on 0345 646 2711 or email us and we will tell you honestly before booking.
What the work covers

Ower: your questions answered
Do you work in villages like Ower?
Yes, we work in villages as well as towns, and Ower is covered. A survey first, from photos or a visit, means we arrive with the right kit.
Can ventilation in schools around Ower be cleaned out of term?
Yes, and it’s the easiest time to do it. There are about 3 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Ower. Tell us your holiday dates and we will book the visit for when the site is empty.
Which kinds of sites do you work on?
Any commercial site with kitchens or ventilation, from a small pub to a hospital. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
How long does it take to clean an air handling unit?
Expect it to take one overnight shift for many single units, with bigger plant phased. Size, layout and how dirty it is decide the rest, and the quote will give you a clear idea.
Will the ventilation be off while you clean?
Yes. We can’t clean a running unit, so it’s switched off and made safe first. The shutdown is planned with whoever runs the building.
How much does AHU cleaning cost?
Every site is different, so each gets its own fixed quote. To get one, give us a ring on 0345 646 2711, or email photos and tell us about the site and its opening hours.
Do you have insurance?
Yes. Duct Doctor is fully insured, and the details are available on request.
What is TR19?
A BESA specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t law, but it’s the benchmark.
What happens on the day
At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. The visit takes a single shift for a typical unit, longer for large or heavily soiled ones. If the van will struggle with a lane or gateway near Ower, let us know and we will plan around it.
- The survey covers the unit, its access and how it can be shut down.
- We sheet the area and the unit is isolated.
- Dirt and debris are removed from each section.
- Coils and trays are cleaned and the condensate drain cleared.
- The unit is closed up and handed back, with a report to follow.
Preparing for the visit
- Let us know about parking and loading
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Let us know when the site is closed or quiet
How to get a quote
To get a fixed quote, phone us on 0345 646 2711, or email photos with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You’ll typically have a quote within one working day.
Advice
Why deal with it now?
Tenants, auditors and owners may want proof that the air handling plant is kept clean. A TR19® certificate and photo report give you that, for audits, tenants or your own peace of mind. If the system at a site near Ower fails, there may be nowhere nearby to move to.
When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account, and the price is fixed before we start.
