AHU cleaning in Oare, done properly

Units vary a lot in size, age and layout, whether it’s a compact unit in a ceiling void or a big unit on the roof. We look at the unit first, from photos or a site visit, and give you a fixed quote before any cleaning starts. Common call-outs are for dirty filters cutting the airflow and fan sections that haven’t been cleaned in years, across dampers and louvres, filter sections and internal panels.

For a building in or near Oare, access is agreed in advance and the visit is planned around the journey.

Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

What your team can do, and what needs us

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

Do you need AHU cleaning in Oare?

Mechanical servicing keeps a unit running, but it does not always include cleaning the inside. So a unit can be well maintained and still dirty.

Signs it’s time to call us include:

  • Air handling units never cleaned inside
  • Filters that are clogged or overdue
  • Dirty fans and fan housings
  • Condensate trays that won’t empty

Wherever a school like Davington Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time.

Questions to ask before booking

  • Whether VAT is included
  • What records you will receive afterwards
  • Proof of insurance
  • When the next visit should be, and why

Our hiring checklist

Between visits

Think of this as the after-treatment advice, in brief:

  • Diary the inspection date recommended in the report
  • Flag stale or damp smells in the supply air
  • Keep the certificate and photo report with the plant records
  • Report water on the plant room floor

You receive a TR19® certificate and a photo report after the clean. They belong in the plant or maintenance log.

Make the drain tray part of every maintenance visit. A drain that’s cleared early never gets to the slime stage.

Managing agents and facilities teams in Oare

Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.

Keeping records across a portfolio is half the battle. Each visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

FAQs for Oare

Can ventilation in schools around Oare be cleaned out of term?

Yes, holiday work suits schools best. Around Oare, the Food Standards Agency lists about 10 schools and colleges with registered kitchens within a mile and a half or so. Just ring 0345 646 2711 or drop us a line with your term dates and we will plan around them.

Can the work in Oare be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. The work in Oare can fit around your hours. Let us know the hours you’re closed and we’ll book within them.

Can you come out in an emergency?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

Is a quote from photos possible?

Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we can’t see enough, we arrange a survey.

How far ahead should we book?

The more notice, the better, particularly for night and weekend visits. We typically quote within one working day, and emergencies are covered by our 24/7 line.

When should our AHU next be cleaned?

It depends on the unit, the filters and how the building is used. Inspection tells you when cleaning is needed, and we will suggest an interval after the first clean.

Do you do ventilation duct cleaning too?

Yes. Ductwork is cleaned through access panels, and any sections we cannot reach are noted in the report, and new panels can be fitted.

Do you work with multi-site operators?

Yes. Send the list of sites and the work at each and you will get one fixed quote.

Why act early in Oare

Leave an AHU uncleaned and the dirt doesn’t stay put. It moves on into the ductwork and out into the rooms, which is why the unit and the ducts are best cleaned together. In a place like Oare, ductwork and fans are easy to forget until something goes wrong.

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you’re not sure what’s needed, call 0345 646 2711 or drop us a line for straight advice and a fixed quote.

What we do, step by step

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes half a day to a full day per unit, with large plant planned over several shifts. In a small place like Oare, the journey is planned ahead and the visit arranged around the site’s hours.

  1. The survey covers the unit, its access and how it can be shut down.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

Before we arrive

  • Arrange a key holder or contact on site
  • Allow time for equipment near the work to be turned off and cool down
  • Find the previous report, if there is one
