Photos let us diagnose from a distance. The most useful are:

  • When the site is open and when it’s quiet
  • A few general shots of the system
  • Your last certificate, test record or report
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

About our AHU cleaning in New Barn

Every supply and extract system relies on the air handling unit at its centre: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, so cleaning the unit matters as much as cleaning the ducts. Common call-outs are for dirty fans and fan housings and rooms that smell stuffy when the system runs, across drain trays, supply and extract fans and heating and cooling coils.

Visits to a place like New Barn are fitted around opening hours. The method does not change: inspect first, clean, then record what was done.

Accreditations are easy to claim and worth checking. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

Do you need AHU cleaning in New Barn?

It matters for two reasons: air quality, since the unit feeds occupied rooms, and performance, since dirt makes it strain. For the people using the building every day, that’s the air they breathe for hours on end.

Common reasons sites call us are:

  • Condensate trays that will not empty
  • Filters that are clogged or overdue
  • Plant that needs cleaning after a refit
  • Rooms that smell stuffy when the system runs

For schools like Longfield Academy, the holidays are the usual time to inspect and clean ventilation.

Before booking anyone

Filters

Filters are the first line of defence in the unit. We check them, and clean or change them as agreed in the quote, and the housing around them is cleaned too.

Drain trays

A tray that does not drain becomes a pool of stagnant water in the airstream. We clean it and report anything about the tray or drain that needs fixing.

Questions from New Barn

Is New Barn within the area you cover?

Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.

Can you clean school ventilation in New Barn during the holidays?

Yes, out-of-term visits are normal for schools. There are about 12 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of New Barn. You can ring 0345 646 2711 or use the quote form with the dates the site is empty.

How long does an AHU clean take?

Cleaning takes from a few hours for a compact unit to a day or more for a large one. Bigger units can be phased, so ring 0345 646 2711 or send us an email to talk it through.

Will we get paperwork for the AHU clean?

Yes, both a certificate and a report with pictures. The report also suggests when the unit should next be inspected.

How much notice should we give?

That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

Are you insured?

Yes. Full insurance covers our work, and we’ve been trading since 2009.

What’s TR19?

A BESA specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not legislation, but it’s the standard people check against.

Do you work evenings or weekends?

Yes, if daytime working isn’t practical. We plan the shutdown window with you.

Aftercare tips

Once we’ve finished, these simple steps help:

  • Look at the condensate drain whenever the unit is serviced
  • Plan the next inspection before the last report gets filed away
  • Keep filter changes on time and recorded
  • Store the TR19 paperwork where auditors can find it

The ducts served by the unit may need attention too. Cleaning the unit and ducts together gives the best result, and we can quote for both.

Check drain trays and condensate drains during routine maintenance. A drain that’s cleared early never gets to the slime stage.

How the visit works

Every visit runs to the same pattern: protect the area, isolate whatever needs isolating, carry out the AHU cleaning, clear away and hand over the paperwork. The visit itself takes anything from half a day for one small unit to several shifts for a plant room full of them. Getting to the system matters more than parking in a place like New Barn, so let us know how to reach it.

  1. We survey the unit from pictures or on site and agree what’s included.
  2. The unit is shut down with your site team and the area protected.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. We close up the unit and send the certificate and before and after pictures.

How to prepare

  • Move anything stored near the system
  • Mention any locked doors, roof access or ceiling voids
  • Let us know about parking and loading

Advice

Staff cleaning versus specialist work

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, which is where we come in.

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Honest limits

Not every problem is solved by AHU cleaning, and we’d rather say so up front. It does not solve:

  • Dirty ducts beyond the unit itself
  • Airflow problems caused by the system’s design
  • Controls and BMS settings that run the unit

Not sure which it is? You can ring 0345 646 2711, or send details by email and we will tell you honestly before booking.

Parts of the system we cover

  • Dampers and louvres
  • Drain trays
  • Supply and extract fans
  • Filter sections
  • Internal panels
