AHU cleaning for kitchens and businesses in Littlestead Green

Where a building in Littlestead Green has had little more than filter changes, the coils, fan and casing can be carrying far more dirt than anyone has seen. A full AHU clean takes in the whole unit. Typical jobs include units needing a clean before a new tenant or handover and leaves and litter drawn into the unit, on dampers and louvres, drain trays and heating and cooling coils.

Somewhere as small as Littlestead Green, ducted ventilation is normally limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

What happens on the day

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool first, and the area around the work is covered and protected. On site, it takes from a few hours for a compact unit to a day or more for a large one. Somewhere like Littlestead Green, lanes, gates and parking are worth mentioning in advance.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. We close every panel, hand the unit back and send the report and certificate.

How to prepare

  • Mention any locked doors, roof access or ceiling voids
  • Name a contact who can let us in at the agreed time
  • Clear loose items from the work area

Advice

Multi-site and managed buildings

Keeping records across a portfolio is half the battle. Every visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.

We also work for facilities teams across offices, schools and healthcare in Littlestead Green and across Reading. Work can be phased by floor, building or site around the people who use them.

Littlestead Green: your questions answered

Can you work in Littlestead Green outside opening hours?

Yes. We work evenings, overnight and at weekends. It means the site in Littlestead Green keeps running as normal. Your opening times are the first thing we ask for.

Is Littlestead Green within the area you cover?

Yes. Villages and rural sites across the South East are part of our work, Littlestead Green included. Photos of the system and directions to the site help us plan the visit.

What happens to the waste?

It’s contained and taken away. We collect grease, debris and waste water as we go, so it does not spread.

What’s TR19?

TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

How often should an air handling unit be cleaned?

Under TR19® Air, cleaning is led by inspection and risk rather than a set calendar. Each report suggests when the unit should next be looked at.

What types of premises do you cover?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.

Will you repair the fan or motor?

Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We clean the unit and report anything we see that needs attention.

Do you clean the ductwork as well?

Yes. We reach the ducts through access panels, with anything inaccessible recorded, with new panels fitted where necessary.

What happens if it’s left?

Facilities teams are often asked for evidence that the ventilation is looked after. Our certificate and photo report give you clear evidence, for audits, tenants or your own peace of mind. Out of sight is the usual reason a rural system goes too long without attention.

The cost depends on how big the system is, the condition it’s in and access to every part of it. We give you a fixed price before work begins, so you know where you stand.

In-house cleaning or a specialist?

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

Between visits

Results last longer with the right care. We suggest:

  • Book the next check in line with the report
  • File each AHU report in the maintenance log
  • Make sure the unit’s access doors open easily
  • Change filters on schedule and log each change

We recommend when the unit should next be inspected or cleaned, based on what we found. Under TR19® Air the timing is set by inspection and risk, not a fixed calendar.

Check drain trays and condensate drains during routine maintenance. A drain that’s cleared early never gets to the slime stage.

When it’s something else

We won’t sell you work that doesn’t address the problem, so here are the limits:

  • Airflow problems caused by the system’s design
  • Controls and BMS settings that run the unit
  • Breakdowns that need a mechanical engineer

Not sure which it is? You can phone us on 0345 646 2711, or email photos and we will tell you honestly.

What the work covers

  • Supply and extract fans
  • Internal panels
  • Filter sections
  • Drain trays
  • Heating and cooling coils
  • Dampers and louvres

How we price AHU cleaning

We don’t publish a price list, because no two systems are the same. What we look at:

  • When the work can happen, such as evenings, overnight or weekends
  • The scale of the work
  • Site rules, permits and inductions
  • Whether we need access equipment or extra panels

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, ring 0345 646 2711, or email photos for straight advice and a fixed quote.

What we need to know

You do not need the technical terms. It helps if you can send:

  • When the site is open and when it’s quiet
  • Any access panels or hatches you can see
  • The roof, plant room or outside wall the system runs to
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

If you need AHU cleaning in Littlestead Green, call us on 0345 646 2711 or drop us a line. Let us know the site type and the opening hours, plus photos or the previous report if they’re to hand. A fixed quote typically follows within one working day.
