AHU cleaning across Great Wakering

AHU cleaning in Great Wakering

Where a building in Great Wakering has had little more than filter changes, the coils, fan and casing can be carrying far more dirt than anyone has seen. A full AHU clean takes in the whole unit. Typical jobs include units needing a clean before a new tenant or handover and intake sections clogged with outdoor debris, across heating and cooling coils, internal panels and drain trays.

Smaller buildings around Great Wakering often keep their ventilation units in a roof void or plant cupboard, where they’re easy to forget. Every unit, large or small, has filters, coils and a drain tray to keep clean.

Insurers, fire officers and environmental health officers all look at records. That is why every job is written up in a report with photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Staff cleaning versus specialist work

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but the parts you can’t see still need a specialist at the right interval.

What a clean won’t put right

We will not sell you work that doesn’t address the problem, so here are the limits:

  • Mechanical faults with motors, belts or bearings
  • Ductwork downstream of the unit, which is a separate clean
  • Controls and BMS settings that run the unit

Not sure which it is? You can phone us on 0345 646 2711 or email us and we’ll tell you honestly.

What we work on in Great Wakering

  • Supply and extract fans
  • Filter sections
  • Internal panels
  • Drain trays
  • Dampers and louvres
  • Heating and cooling coils

Part by part

Rooftop and plant room units

Rooftop units take the weather, and intakes can collect leaves and debris. The intake section gets particular attention.

Internal casing and panels

Loose or damaged linings inside a unit can break up into the airstream. We note any we find in the report.

Landlords, agents and facilities managers

Records are where multi-site compliance often slips. Each visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

If you look after several sites, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.

Great Wakering questions

Can you come to Great Wakering after we close?

Yes, out-of-hours work is a big part of what we do. It means the site in Great Wakering keeps running as normal. Your opening times are the first thing we ask for.

Do you cover smaller places like Great Wakering?

Yes, Great Wakering is part of our area, however small the site. A survey first, from pictures or a visit, means we arrive with the right kit.

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before work begins, and waste is contained as we go. Before we leave, we tidy up and clean down.

What should I send you?

Some photos and a quick description of the system plus the address and your hours. If we need more, we’ll ask.

How often do AHUs need cleaning?

It depends on the unit, the filters and how the building is used. Inspection tells you when cleaning is needed, and we will suggest an interval after the first clean.

Will we get paperwork for the AHU clean?

Yes, both a certificate and a report with pictures. It includes a recommended date for the next check.

Do you do ventilation duct cleaning too?

Yes, supply and extract ducts, grilles and diffusers. The survey shows whether the ducts need cleaning now.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

The process

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes one overnight shift for many single units, with bigger plant phased. We plan the journey to Great Wakering and bring what the job is likely to need.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before pictures of each section of the unit.
  3. We work through the unit from the intake to the outlet.
  4. We finish with the fan section and the drain tray.
  5. After photos are taken and the certificate issued.

Getting ready for the visit

  • Clear loose items from the work area
  • Make sure someone can let us in and lock up afterwards
  • Let us know about parking and loading

Ask for a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

Keeping the system healthy

Aftercare is simple, and it helps at the next visit:

  • Diary the inspection date recommended in the report
  • File each AHU report in the maintenance log
  • Change filters on schedule and log each change
  • Keep the area around the fresh air intake clear

When we have closed the unit up, it can be restarted with your site team. Check the drain tray is emptying over the first few days to make sure it stays clear.

Make sure access doors and panels on the unit open easily. Sections that are awkward to open are the ones that get skipped.

Leave it or put it right?

Facilities teams are often asked for evidence that the ventilation is looked after. A TR19® certificate and photo report give you that, for audits, tenants or your own peace of mind. Around Great Wakering, a kitchen or building out of action is missed straight away.

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re unsure, phone us on 0345 646 2711 or send us an email and we’ll give you an honest view and a fixed quote.
