About our AHU cleaning in East Hanningfield

A cooling coil drips condensate into a tray that should drain away. If the outlet blocks, standing water and slime build up, right in the path of the air going into the building. Clearing and cleaning the tray is central to every AHU clean. We are often asked to deal with leaves and litter drawn into the unit and air handling units with blocked filters, across internal panels, dampers and louvres and supply and extract fans.

In a village or hamlet like East Hanningfield, few buildings have mechanical ventilation, but those that do need it inspected and cleaned like any other.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

In-house cleaning or a specialist?

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

Landlords, agents and facilities managers

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We can quote either party and send the paperwork to whoever needs it.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

Honest limits

AHU cleaning can’t fix everything, and we’d rather say so up front. It does not solve:

  • Coils that are corroded or leaking and need replacing
  • Airflow problems caused by the system’s design
  • Ductwork downstream of the unit, which is a separate clean

If in doubt, give us a ring on 0345 646 2711 or email us and we’ll say what we think.

Ventilation in East Hanningfield buildings

Hospitals such as Baddow Hospital (about 3 miles north-west) show how much a building can rely on clean ventilation, and smaller healthcare sites near East Hanningfield are no different. How we price AHU cleaning

We quote each job individually. These are the things that affect it:

  • Working hours and out-of-hours timing
  • One-off work versus a regular cycle
  • Where the site is and how we reach it
  • Whether several sites go on one quote

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, ring 0345 646 2711 or email us and we’ll give you an honest view and a fixed quote.

Helping us quote

To help us quote quickly, please include:

  • When the site is open and when it’s quiet
  • How we’d reach plant on a roof or in a plant room
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • The postcode and the type of business

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

What the work involves, part by part

Heating and cooling coils

Dirt on a coil slows the air and makes it harder for the coil to heat or cool. A clean gets air moving through the coil properly again.

Fans and fan sections

Before the fan is touched, the unit is shut down and made safe in agreement with the site.

East Hanningfield: your questions answered

Will you come out to East Hanningfield?

Yes, East Hanningfield is part of our area, however small the site. The journey is planned ahead, so a few details about the route help.

Do you work overnight in East Hanningfield?

Yes, evening, overnight and weekend work is normal for us. It means the site in East Hanningfield keeps running as normal. Tell us your opening hours when you ask for a quote.

Which kinds of sites do you work on?

Any commercial site with kitchens or ventilation, from a small pub to a hospital. We work with hotels, schools, care homes, offices, retail and leisure sites.

How much does AHU cleaning cost?

Size, condition, access and working hours all affect the cost. Call for a fixed quote and we will normally reply within one working day.

What do you do to protect the area?

With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.

Does the AHU have to be shut down for cleaning?

Yes. The unit has to be shut down and isolated before it’s opened. The shutdown is planned with whoever runs the building.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

Is there a survey before the work?

Yes. For many sites, photos and a few details are enough, and larger or hidden systems get a visit.

Aftercare tips

To keep the system working properly between visits:

  • Make sure condensate is draining away
  • Report water on the plant room floor
  • Report stiff or damaged access doors
  • Keep the area around the fresh air intake clear

You receive a TR19® certificate and a photo report after the clean. They belong in the plant or maintenance log.

Make the drain tray part of every maintenance visit. A drain that is cleared early never gets to the slime stage.

What we do, step by step

The first job on site is protection: floors, worktops and anything near the work are covered. Then we make the system safe and start. The work on site takes one overnight shift for many single units, with bigger plant phased, and we clear up before we go. A quick note on how to find the site and where to park makes a visit to East Hanningfield run smoothly.

  1. We survey the unit from photos or on site and agree what’s included.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. We clean out the drain tray and make sure it drains.
  5. We close up the unit and send the certificate and before and after photos.

Before we arrive

  • Mention any locked doors, roof access or ceiling voids
  • Arrange a key holder or contact on site
  • Clear loose items from the work area

Getting a quote

Quoting starts with a diagnosis, from your pictures and details or, where that isn’t enough, a survey on site. Then we send a fixed price so you know the cost before we start.
