AHU cleaning in Broad Oak

Part by part

Fans and fan sections

Every bit of air passes the fan, so a dirty fan sends dirt downstream. We clean the impeller, housing and surrounding section.

Heating and cooling coils

Because cooling coils run wet, the dirt on them tends to cling. We clean the coil and the tray beneath it together.

How we handle AHU cleaning in Broad Oak

Coils are where a lot of the dirt ends up. Dirt on the fins holds back air and makes the unit work harder to do the same job. We clean coils with methods suited to their condition, taking care not to damage the fins. The work covers supply and extract fans, heating and cooling coils and filter sections, and the jobs we see most are rooms that smell stuffy when the system runs and plant that has been serviced but not cleaned.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.

The sign-off is always in writing: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

What AHU cleaning cannot fix

Some problems need a different service or another trade:

  • Damaged coils beyond cleaning
  • Dirty ducts beyond the unit itself
  • Faulty motors, drives or bearings

If in doubt, call us on 0345 646 2711 or email us and we’ll say what we think.

Where we work

  • Drain trays
  • Heating and cooling coils
  • Dampers and louvres
  • Filter sections
  • Supply and extract fans
  • Internal panels

How it works

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. The middle part takes longest, and that takes from a few hours for a compact unit to a day or more for a large one. Somewhere like Broad Oak, lanes, gates and parking are worth mentioning in advance.

  1. We survey the unit from photos or on site and agree what’s included.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. We close up the unit and send the certificate and before and after pictures.

How to prepare

  • Have your last certificate or report to hand
  • Arrange a key holder or contact on site
  • Clear loose items from the work area

Managing agents and facilities teams in Broad Oak

If you look after several sites, we can schedule visits across all of them on one quote. Each site gets its own report and photos, so records stay tidy.

Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.

Broad Oak: your questions answered

Can you get to a site in Broad Oak?

Yes. Villages and rural sites across the South East are part of our work, Broad Oak included. Photos of the system and directions to the site help us plan the visit.

Can the work in Broad Oak be done at night or at weekends?

Yes, out-of-hours work is a big part of what we do. It means the site in Broad Oak keeps running as normal. Just call us on 0345 646 2711, or email photos with your opening times and we’ll plan around them.

What does AHU cleaning cost?

It depends on the site, so we quote each one individually. For a quote, call us on 0345 646 2711 or send us an email and tell us about the site and its opening hours.

What do you do to protect the area?

With sheeting and covers, before anything else happens. We keep the work contained and leave the area clean.

Do you repair air handling units?

AHU cleaning is what we offer here, not mechanical repairs. Any faults we notice are recorded for your maintenance team to follow up.

Are you accredited?

We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Are you insured?

Yes, we are fully insured. CHAS and SafeContractor accreditation sit alongside it, for sites that check contractor safety.

How long does it take to clean an air handling unit?

Cleaning takes a single shift for a typical unit, longer for large or heavily soiled ones. Bigger units can be phased, so phone us on 0345 646 2711, or send details by email to talk it through.

Ventilation in Broad Oak buildings

There are about 3 schools, colleges and universities and about 7 hospitals, care homes and childcare premises on the FSA’s food hygiene register within 1.5 miles or so of the middle of Broad Oak. Busy, occupied buildings like these are where clean supply air matters most. About 54 miles out from central London, Broad Oak is part of the South East area we work across. We work evenings, overnight and at weekends, so the visit fits around the site. St Martins Hospital is the nearest hospital, about 2.2 miles south of Broad Oak. Clean air matters most where people are unwell, and that’s as true in a care home as in a hospital.

Wherever a school like Sturry Church of England Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time. If you manage shops or offices close to Sturry station, a TR19® Air inspection shows whether the ductwork needs cleaning. Healthcare buildings such as St Martins Hospital, about 2.2 miles south, depend on their ventilation; if you manage a surgery, clinic or care home near Broad Oak, yours matters too.

What staff can safely do

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

Leave it or put it right?

Facilities teams are often asked for evidence that the ventilation is looked after. Our certificate and photo report give you clear evidence, ready to show anyone who asks. It’s worth booking a check, because nobody sees inside a duct day to day.

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You will have a fixed price before we start.

Fixed quotes for AHU cleaning in Broad Oak

Your quote is based on your site. We take into account:

  • Whether it’s a one-off visit or part of a schedule
  • Site rules, permits and inductions
  • How easy every part is to reach
  • Travel, parking and unloading

Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all make a difference.

What we need to know

Photos let us diagnose from a distance. The most useful are:

  • Any symptoms, from odd noises to smells or leaks
  • How we’d reach plant on a roof or in a plant room
  • The postcode and the type of business
  • Your last certificate, test record or report

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.
