AHU cleaning across Breeds

Multi-site and managed buildings

We also work for facilities teams across offices, schools and healthcare across Essex. Work can be phased by floor, building or site to keep disruption down.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

AHU cleaning for kitchens and businesses in Breeds

Units vary a lot in size, age and layout, from a small ceiling-mounted unit to a large rooftop plant. We look at the unit first, from photos or a site visit, and give you a fixed quote, so you know where you stand. Common call-outs are for drain trays holding standing water and dirty coils holding back the airflow, on dampers and louvres, internal panels and supply and extract fans.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.

The report is your system’s health record: dated, with photos, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

Breeds questions

Can the work in Breeds be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. Let us know the hours you’re closed and we’ll book within them.

Is Breeds within the area you cover?

Yes, we work in villages as well as towns, and Breeds is covered. Photos of the system and directions to the site help us plan the visit.

How much notice should we give?

It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.

How often do AHUs need cleaning?

That’s set by inspection, in line with TR19® Air. Units in heavy use or in sensitive buildings may need attention more often.

What accreditations do you have?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Are you insured?

Yes, fully. We also hold CHAS and SafeContractor, for sites that check contractor safety.

Does the AHU have to be shut down for cleaning?

Yes. The unit has to be shut down and isolated before it’s opened. The shutdown is planned with whoever runs the building.

What do you do to protect the area?

Floors and surfaces near the work are sheeted before work begins, and anything we remove is contained. At the end, the area is cleaned down.

Different parts, different methods

Filters

Filter condition tells you a lot about the rest of the unit. They’re photographed before and after for your records.

Rooftop and plant room units

Smaller units in ceiling voids are part of the work as well. We protect the area below before opening them.

What AHU cleaning cannot fix

We’d rather tell you now than book work that won’t help, so these are the things it will not cover:

  • Leaking heating or cooling coils
  • Ventilation that was badly designed in the first place
  • Mechanical faults with motors, belts or bearings

If you are not sure, just give us a ring on 0345 646 2711, or email photos and we will give you a straight answer before booking.

What we work on in Breeds

  • Heating and cooling coils
  • Dampers and louvres
  • Drain trays
  • Filter sections
  • Supply and extract fans
  • Internal panels

What happens on the day

Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. It takes from a few hours for a compact unit to a day or more for a large one, and the area is cleaned down before we leave. If you can send pictures, we can arrive in Breeds knowing what to expect.

  1. We survey the unit from pictures or on site and agree what’s included.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. We clean out the drain tray and make sure it drains.
  5. We close up the unit and send the certificate and before and after pictures.

Before we arrive

  • Agree a time when the area can be out of use
  • Arrange a key holder or contact on site
  • Mention any locked doors, roof access or ceiling voids

Quotes are quick. Send a few details and pictures, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

Between visits

Results last longer with the right care. Here’s what we suggest:

  • Book the next check in line with the report
  • Do not ignore odours coming through the grilles
  • Look at the condensate drain whenever the unit is serviced
  • Make sure the unit’s access doors open easily

We recommend when the unit should next be inspected or cleaned, based on what we found. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.

What AHU cleaning looks like in Breeds

Going by the FSA’s register, there are about 5 schools, colleges and universities and about 7 hospitals, care homes and childcare premises serving food within roughly a mile and a half of the centre of Breeds. Buildings like these often rely on mechanical ventilation, which TR19® Air covers. About 31 miles out from central London, Breeds is part of the South East area we work across. The visit is fixed around your opening hours, not ours. Breeds’s nearest hospital, Broomfield Hospital, is about 1.2 miles south-east. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.

If you manage a school such as Chelmer Valley High School, ventilation cleaning is best booked for the holidays.

Common problems we fix in Breeds

An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. Most of it lands at the intake and the first stage of filters, and some travels further into the unit.

The symptoms we are asked about most include:

  • Plant that has been serviced but not cleaned
  • Dust-coated heating and cooling coils
  • Drain trays holding standing water
  • Plant that needs cleaning after a refit

Healthcare ventilation, from large hospitals like Broomfield Hospital (about 1.2 miles south-east) to small clinics, depends on clean filters, coils and ducts.

  • Whether the work can be done while the site is closed

  • Proof of accreditation you can verify

Questions to ask before you book

What happens if it’s left?

Cleaning a unit while it only has light dust is quick. Leave it for years and dirt bakes onto coils and casings, especially where there’s been moisture. It’s simpler to plan the work at Breeds now than to arrange it in a hurry later.

The price reflects the work, not guesswork. That’s why every job is surveyed first, and why the quote is fixed before any work starts.
