AHU cleaning in Bradwell, done properly

A cooling coil drips condensate into a tray that should drain away. When the drain blocks, water sits there and the tray turns slimy, in the airstream that feeds the building. Cleaning and clearing it is a key part of the job. If you have dust built up on fan impellers and units that have only ever had filter changes, we can put it right.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.

Think of the report as the system’s health record: a dated account with photos of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

The process

Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and it goes on the report too. All told, the work takes half a day to a full day per unit, with large plant planned over several shifts. Somewhere like Bradwell, lanes, gates and parking are worth mentioning in advance.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

Before we arrive

  • Let us know about permits to work or site inductions
  • Find the previous report, if there is one
  • Clear the space around the work

Ask for a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

What affects the quote in Bradwell

Before we fix a price, we need to know a few things. We check:

  • Site requirements such as sign-in and permits
  • A single visit or a regular plan
  • Access, including roofs, risers and ceiling voids
  • Whether several sites go on one quote

The cost depends on how big the system is, what state it’s in and how easy it is to reach. We give you a fixed price before any work starts, so you know where you stand.

What to send for a quote

Many jobs can be priced from pictures and some basics. Send what you can of the following:

  • When the site is open and when it’s quiet
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Any previous report or certificate
  • A few general shots of the system

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.

Bradwell buildings and their air

The FSA’s food hygiene register lists about 3 caring premises (care homes, nurseries and hospitals) with registered kitchens or food service within 1.5 miles or so of the middle of Bradwell. Many buildings of this kind have supply and extract ductwork that gathers dust and needs inspecting. For Bradwell, the closest hospital is William Julien Courtauld Hospital, roughly 3.3 miles west. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too. Bradwell, about 40 miles from central London, is within our usual area. A survey and a fixed quote come first, then the visit at a time that suits you.

If you run a surgery, dental practice or care home near Bradwell, clean ventilation matters as much to you as to a hospital like William Julien Courtauld Hospital (about 3.3 miles west).

How the job changes from site to site

Fans and fan sections

Every bit of air passes the fan, so a dirty fan sends dirt downstream. We clean the impeller, housing and surrounding section.

Internal casing and panels

Access doors and panels are opened in turn and closed properly afterwards before the unit is handed back.

Landlords, agents and facilities managers

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.

Keeping records across a portfolio is half the battle. Every visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.

Why deal with it now?

Standing water in a drain tray does not clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Clearing it now is a much smaller job. A planned visit to Bradwell is easier to arrange than an emergency callout.

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You’ll have a fixed price before work begins.

Bradwell questions

Do you work in villages like Bradwell?

Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.

Do you offer AHU cleaning in Bradwell?

Yes. We work across London and the South East, and Bradwell is part of that. Just give us a ring on 0345 646 2711 or use the quote form with a few details of the site.

Can you price the work without visiting?

In many cases, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Larger or hidden systems need a survey on site first.

How much notice should we give?

It depends on the time you need and how big the job is. Tell us your preferred dates when you ask for a quote, and for anything urgent, ring our 24/7 emergency line.

What about areas you can’t get to?

The report shows them clearly. In ductwork, new access panels are often the answer, which we can install.

Can we book visits on a schedule?

Yes. Scheduled maintenance plans are part of what we do, with visits at the interval your system needs. The report from each visit recommends the next date.

What types of premises do you cover?

All kinds of commercial and public premises: kitchens, offices, schools, healthcare, retail, leisure and food production. We fit the work around how the site operates.

How often do AHUs need cleaning?

Under TR19® Air, cleaning is led by inspection and risk rather than a set calendar. Each report suggests when the unit should next be looked at.

What staff can safely do

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

What we’re called out for in Bradwell

Mechanical servicing keeps a unit running, but it does not always include cleaning the inside. So a unit can be well maintained and still dirty.

Any of these means the system needs a check-up:

  • Dust built up on fan impellers
  • Condensate trays that won’t empty
  • Stale or musty smells from the ventilation
  • Dirty filters cutting the airflow

School buildings such as Alec Hunter Academy are normally done in the holidays, so classrooms aren’t disturbed.

Comparing quotes

  • What insurance they carry
  • Whether the whole system is included, or only the parts that are easy to reach
  • Whether inaccessible sections are listed on the report
  • When they can work, and whether that is outside your opening hours
